About the building
263 Bowery is a seven-story mixed-use condominium with four residences above commercial space. Karl Fischer designed the building, with interiors by Richardson Sadeki. Its residential offering was accepted in September 2010 and became effective in January 2011. The sponsor retained three commercial units after selling the apartments. Broad glazing and exposed concrete floors give the homes a loft character within a contemporary residential structure. The commercial component occupies a substantial portion of the lower building.
Three single-level floor-through homes sit below a duplex penthouse. Keyed elevators open directly into the residences, and the living areas face broad window walls. Bedrooms occupy the deeper portion of the floor plates, with private balconies in the two-bedroom layouts. The penthouse places its principal living level above the bedroom floor and connects the two by an internal stair. Private roof space accompanies the upper home. Storage, video entry and laundry supplement the apartment interiors.
