27E79 sells into the boutique ultra-luxury Upper East Side condominium market — the small set of new buildings within a few blocks of Central Park that offer deeded tenure, condominium rules and contemporary systems in a neighborhood otherwise defined by prewar cooperatives. Its buyer is frequently a purchaser the surrounding co-ops would not take: an entity, a trust, a part-time resident, or a foreign buyer.

Three factors govern how the record should be read. The sellout ran from late 2020 into the middle of the decade at a deliberate pace, which is normal for a seven-unit building and should not be read as weak absorption. The absence of any tax abatement puts the carrying number above comparable abated new construction and should be modelled from the current bill rather than a projection. And because no two apartments in the building share a plate above the sixth floor, there is effectively no same-building comparable — pricing has to be built from the specific unit's configuration, outdoor space and exposure, and from the wider set of boutique Upper East Side condominiums.
