A Private Pricing Opinion — what your apartment at 284 Warren Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.

About the building

284 Warren Street is an older brick townhouse converted to four condominiums in 2007. Misha Saradoff handled the alteration filing, which retained four dwellings within the four-story structure. DOB signed off the renovation in November 2007, following acceptance of the condominium filing that April. The conversion established separate ownership of the residential floors while keeping the building's narrow townhouse form. Its entrance is on the stretch of Warren Street between Court and Smith streets.

The layouts include a garden duplex at the base, smaller single-level homes in the middle and a penthouse duplex above. The lower home extends to a landscaped rear patio and has approximately 1,550 square feet across its two levels. The middle residences have more compact floor plates of about 870 square feet. The penthouse combines two bedrooms with additional loft or office space and private roof access. Internal stairs occupy part of both duplex configurations, while the central apartments keep their rooms on one level.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-00396-7503) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying

Four condominium owners fund the townhouse's common repairs, with private outdoor areas at both the base and roof. The division of roof waterproofing and private deck expenses matters particularly here because only the penthouse has direct roof access. A lender may also apply additional project review to an association this small.

  • The Westcott — an older-building condominium with more residences supporting shared operations.
  • 361 Clinton Street — a low-rise condominium alternative with a larger association.
  • The Govley — a more recent boutique condominium for comparing contemporary construction with a townhouse conversion.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
