About the building
301 DeGraw Street is a 25-foot-wide brick townhouse enlarged and converted to four condominium residences. The original house dates to 1901. Anthony Cucich's alteration added space vertically and horizontally, producing a four-story residential building. The condominium filing was accepted in April 2021 and became effective in April 2022. The first closings followed that August, and DOB signed off the alteration in February 2023. The width of the house allows substantial street-facing living areas within a small association.
The homes include full-floor three-bedroom layouts with northern and southern exposures. The principal upper floor plates are approximately 1,190 square feet, with living and dining space extending across a large portion of the frontage. Outdoor configurations include a terrace connected to the rear yard and a top-floor home with a private roof deck. The roof terrace has water and electrical connections. Large individual storage rooms occupy the basement, supplementing the living areas upstairs. Central heating and air conditioning serve the renovated interiors, and oversized windows open toward the street and rear of the property.
