About the building
314 Clinton Street combines an 1841–42 Greek Revival row house with an 1884 rear annex extending along Kane Street. The addition nearly doubled the house's size and introduced Neo-Grec details. Its corner position gives the cooperative a long side elevation as well as its Clinton Street frontage. The stoop and entrance surround were restored in the 2000s, followed by LPC approval to legalize the work in 2018. The building belongs to the Cobble Hill Historic District.
The five residences include multilevel layouts within the original house and its annex. A parlor-and-garden duplex places living space above bedroom accommodation, retaining high ceilings, tall windows and plaster crown molding on the upper level. Larger apartments also benefit from the building's extended footprint along Kane Street. A common roof deck supplies shared outdoor space, and some interiors incorporate washer/dryers.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-00311-0033) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage on co-ops is not officially recorded, figures shown are approximate.

What to know if you’re buying
The corner house has two construction periods. Exterior work can involve both the Greek Revival house and the later annex, with different masonry details and window arrangements. The five-home cooperative funds those repairs, and changes to either street elevation fall within the historic district's review requirements.

The full playbook — what goes in the package, how boards read your financials, the interview, and the timeline — plus sample cover, reference, and personal letters you can adapt.
How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
