About the building
323 Clinton Street is a 25-foot-wide brownstone on a 113-foot-deep lot within the Cobble Hill Historic District. Its four-residence conversion combined restoration of the historic exterior with replacement structural beams, plumbing and electrical systems. The work incorporated Passive House-inspired construction techniques and high-performance windows. The Attorney General accepted the rehabilitation offering in July 2025, and the offering became effective the following month under sponsor Eckstrom Clinton LLC.
The building has a large garden triplex at its base and smaller residences above. The lower home extends through three levels and opens to the rear garden. Upper homes have outdoor space through setbacks and roof decks.

What to know if you’re buying
Four owners share a restored landmark shell. The garden triplex occupies a substantially larger portion of the building than the upper residences. Its common-interest percentage and voting rights therefore matter more than a simple count of four apartments when assessing how exterior work and shared costs are allocated. Some lenders also apply additional project review to associations this small.

The neighborhood

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
