A Private Pricing Opinion — what your apartment at 29 Havemeyer Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
29 Havemeyer Street is a six-story building on Havemeyer Street in Williamsburg with five condominium homes over a ground-floor commercial unit. It took a long road to market. The new-building application was filed in 2014, permitted in 2017 and signed off in January 2021. The building was first declared as a two-unit condominium (one commercial, one residential lot), then re-declared in 2023 into six lots, and the five homes sold between January and April 2024 for $7.87 million in total.
The sales set a range for small new-construction condominiums on the Northside: $1,165,000 for a one-bedroom penthouse to $1,825,000 for three-bedroom floors, about $1,670 to $1,750 per square foot where the size is known.
The residences are sold out. Any purchase now is a resale from an individual owner.
Architecture and residences
The Department of Buildings new-building job describes a six-story, 54-foot residential building with five apartments and about 7,300 zoning square feet on a lot 46 feet wide and about 51 feet deep, in a mixed manufacturing and residential district. City land-use data still reflects the earlier two-lot condominium, so its unit count and floor area are out of date.
Listing records describe five floor-through homes:
- Residence 2: three bedrooms
- Residence 3: layout not found in the records reviewed
- Residence 4: three bedrooms and two baths, 1,092 square feet, with common charges of $598 a month
- Residence 5A: two bedrooms, 801 square feet
- Residence 5B: a one-bedroom penthouse triplex
One listing record gave a 20% minimum down payment. The commercial unit occupies the ground floor; we found no sale or listing of it.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD220165), the plan was submitted August 2, 2022 and accepted May 2, 2023 at a total offering price of $12,600,000 for six units, five residential and one commercial, with 2729 Havemeyer Realty LLC as sponsor. The record shows no price change, no effective date and one unit sold. ACRIS shows all five residences sold, so the record is out of date. We could not retrieve the amendment history in this review.
The five residential deeds total $7,865,000. The plan total includes the commercial unit, but the record does not say how the $12.6 million splits between residential and commercial, so the remaining $4.7 million cannot be read as the commercial unit's price.

What to know if you’re buying
Resale only. The sponsor has sold every residence. Price a resale against these early-2024 deeds.
A commercial owner in a six-unit building. The commercial unit has a vote and a share of common charges set by the declaration. Read how the declaration splits expenses and what uses the commercial unit may host.
Mixed-use zoning. The block sits in a mixed manufacturing and residential district, which permits commercial and light-industrial uses alongside housing.
Tax position. No tax abatement has been confirmed. Ask the seller for the current tax bill.
Closing costs. A resale buyer customarily pays the mansion tax of 1% from $1 million to $2 million. On a $1.8 million resale that is $18,000. Use the calculators below.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
