207 North 8th Street is a four-residence condominium on a 25-by-100-foot lot in North Williamsburg, a few blocks from McCarren Park and the Bedford Avenue L station. It replaced a two-story house demolished in 2008, per Department of Buildings records. An earlier five-story new-building plan for the lot was approved in 2015 under a different owner and never built.

It is a finished project with a full set of recorded prices. The sponsor sold all four homes between June 2024 and February 2025 for a combined $12,480,000. That is 90.6% of the $13,775,000 total offering price in the Attorney General record. Recorded prices ran from $2,040,000 to $4,600,000.

Listing records describe the building as a certified Passive House, with triple-pane windows, a balanced ventilation system and an airtight envelope. That certification was not verified against the certifying body for this page; ask for the certificate.

Architecture and residences

Pinner Architecture PLLC filed the new building in June 2021. The first permit issued in February 2023. The filing describes a six-story residential building with a cellar, 60 feet tall, with four dwelling units and about 10,400 square feet of construction floor area. PLUTO records about 7,200 square feet of residential area and a 244-square-foot garage.

The four homes, per listing records:

  • Townhouse (TH1): four-bedroom triplex of 2,627 square feet with ceilings over 18 feet and a backyard of about 910 square feet
  • Residence 3 and Residence 4: full-floor two-bedroom homes
  • Penthouse: three-bedroom duplex of 1,898 to 1,991 square feet (records differ), with a 1,163-square-foot private roof deck

Published finishes include kitchens and baths by the Italian maker Lago, Gessi fixtures, Thermador and Miele appliances, induction cooking and in-unit washers and dryers. Each home opens by keyed elevator. Building services are a virtual doorman, a package room and deeded storage. The parking unit is a separate condominium lot.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD230147), the sponsor, 207 N 8th Properties LLC, submitted the plan June 12, 2023. It was accepted October 26, 2023 and declared effective April 17, 2024. The record lists five units: four residential and one other, which ACRIS shows as a parking lot. The initial total offering price was $11,300,000. The current total is $13,775,000, an increase of $2,475,000. The amendments themselves were not readable in the database during this review. The record still shows one unit sold; ACRIS shows all four.

The penthouse was last marketed at $3,850,000, about $2,028 per square foot, with the sponsor offering to pay transfer taxes, its attorney's fee and six months of common charges on full-ask offers. The recorded deed was $3,740,000. Listing records show projected common charges of $995 and real estate taxes of about $1,744 a month for the penthouse, and $1,317 a month and $27,984 a year for the townhouse.

Recorded sales

ACRIS shows four sponsor deeds:

  • Residence 4: $2,100,000, deed dated June 21, 2024 (asked $2,250,000)
  • Townhouse: $4,600,000, deed dated June 26, 2024, with the parking unit on the same deed; about $1,751 per square foot on 2,627 square feet
  • Residence 3: $2,040,000, deed dated August 15, 2024
  • Penthouse: $3,740,000, deed dated February 14, 2025; about $1,878 per square foot on 1,991 square feet

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-02313-7503; each condominium apartment is its own tax lot). What to know if you’re buying

Resales only. The sponsor has sold out. Any purchase now is a resale, with the board under owner control.

A four-owner condominium. Four owners share every decision on the roof, façade, elevator and reserves. Read the budget and the by-laws, and ask for recent board minutes.

Passive House performance. If the certification is part of the price, confirm it, and ask for the ventilation system's maintenance schedule and filter costs.

Certificate of occupancy. Department of Buildings records still show the new-building job open as of October 2026, with an amendment approved in August 2026. Ask whether the certificate of occupancy is final or temporary.

Parking. The parking unit is a separate tax lot. Confirm whether it conveys with the residence you are buying.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
