A Private Pricing Opinion — what your apartment at Sophia Lofts would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
Sophia Lofts retains the timber beams, brick walls and steel doors of an older Williamsburg industrial building. Its residential conversion produced eleven homes, including substantial lower-level duplexes and smaller upper-floor loft apartments. A restored masonry facade wraps the corner of North 9th and Roebling Streets.
The conversion's DOB application, filed by architect John Conaty, called for residential use, modified exit stairs and a new penthouse. The work was permitted in June 2007 and signed off in October 2008. The first round of condominium closings took place during 2008.
Architecture and unit composition
The retained structural timber gives the interiors a visible ceiling grid. Large areas of exposed brick and the old steel doors carry the building's industrial character into the apartments. The conversion added contemporary kitchens, bathrooms and mechanical equipment within that shell.
The inventory spans roughly eight-hundred-square-foot single-level apartments and larger duplex homes. Several lower residences exceed twelve hundred square feet, with some approaching fifteen hundred. Private terraces or roof space belong to certain homes; outdoor areas are not uniform across the building.
The corner position allows different window orientations within a small property. The ground-level and upper-floor homes also differ in their relationship to the street. In-unit laundry and central air appear in the residential layouts, while stair access remains part of the building's walk-up configuration.
Building operations
The J-51 benefit reached the end of its fourteen-year term and last appeared on the 2025 tax roll. Ownership now carries the post-expiration tax position; historical monthly expenses from the abatement years do not describe the current carrying cost.
The eleven homes have separate condominium ownership. No single owner holds more than one residential unit in the current DOF roll. The building occupies mixed manufacturing and residential zoning in the Northside's special mixed-use district.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
