A Private Pricing Opinion — what your apartment at The Devoe would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.

The Devoe brings a substantial shared amenity program to a ten-residence condominium. Eisner Design organized the five-story building around a light-colored masonry façade with tall framed window bays and a recessed upper floor. Saddle Rock Equities developed the property on a site acquired in 2016.

The DOB new-building application specified ten dwellings and five stories. Sales launched in 2020, with initial closings following in 2021. Studios sit alongside two- and three-bedroom homes, producing a wide range of apartment sizes within the small association.

Architecture and unit composition

The façade groups windows into vertically framed bays extending through several floors. At the top, a setback creates a wraparound private terrace for the penthouse. Most homes have private outdoor space in the form of a balcony or terrace.

The recurring studio plans are around 527 square feet, while the larger three-bedroom layouts are approximately 1,160 square feet. Open kitchens and living areas, oversized windows and white oak floors recur through the original interiors. Central heating and cooling and in-home laundry serve the residences.

The penthouse occupies a different footprint from the standard floors. Its upper-level terrace follows the setback, while balconies on lower homes extend directly from living areas. A separate common roof deck provides shared outdoor space for the association.

Building operations

The gym measures about 500 square feet and includes a dedicated bathroom. The common roof deck has seating and dining areas, a grill and a sink. Bicycle storage and private storage supplement the apartments, and the garage provides on-site parking. Availability and the terms for storage and parking depend on the specific interest being offered.

Entry uses a virtual system, and an elevator serves the five-story building. The DOF roll shows one residential unit per owner, with no concentrated holding above a single apartment.

The garage, elevator and fitness room create shared operating obligations across only ten residences. Their upkeep is a larger part of the building's ownership structure than the apartment count alone would suggest.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-02764-7501) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
