764 Metropolitan Avenue is a ten-unit elevator condominium steps from the Graham Avenue L station. It sits on a 25-foot lot on the north side of Metropolitan Avenue, a block east of Graham Avenue's shopping strip. The station takes the L one stop to Lorimer Street and the G. The Umbrella Factory at 710 Metropolitan Avenue, across Graham Avenue on the next block west, is the larger new condominium on the same stretch.
The building is fully taxed, with no 421-a or other exemption on any Department of Finance roll we checked. The current bill is the bill, with no step-up ahead.
It is also a building with no sponsor position left. The sponsor closed nine residences between April and June 2017 and the tenth at the end of that year. Every residence is now held by an owner unrelated to the sponsor.
Architecture and unit composition
The building. DOB records a six-story new building with a cellar on a lot of about 2,500 square feet. The architect of record on the new-building application is Anthony Morena. It replaced a two-story house, demolished in 2014–15.
The residences. Department of Finance unit areas and the offering plan give the layout. The first floor has 1A (about 740 square feet) and 1B (about 1,260 square feet, with a private rear yard). The second and third floors each have two units of about 635 and 735 square feet. The fourth and fifth floors each have a single residence of about 1,460 square feet (4A and 5A). The sixth floor has two penthouses, PHA (about 1,030 square feet) and PHB (about 795 square feet, with a private roof terrace). Balconies are limited common elements for 3A, 3B, 4A, 5A, PHA and PHB, per the offering plan.
Systems. Each residence has its own electric heating and cooling and pays its own electricity, per the offering plan. Gas for cooking and hot water, common electricity, and water and sewer are in the common charges.
Lot-line windows. The offering plan discloses lot-line windows on the east and west façades on floors four through six, serving 4A, 5A, PHA and PHB. Lot-line windows are windows on or near the property line. If the neighbor builds higher, they can be required to be sealed, and the plan says owners would bear that cost. PLUTO shows a new building completed in 2024 on the lot to the west, at 760 Metropolitan Avenue. Buyers of those four units should confirm whether any windows have been closed or remain at risk.
Building operations
Taxes. The residences are in tax class 2C. Although the building was filed in 2014, no 421-a benefit appears against it. Model the bill at full assessment and allow for increases.
Sponsor position and control. The sponsor sold all ten residences in 2017. One went to a single-purpose company in December 2017 and was resold to individual buyers in January 2024. The plan reserved to the sponsor the right to rent units instead of selling them, but ACRIS shows it sold every residence. The building passes the for-sale test cleanly.
Finances. The condominium's mid-2020 financial report on file shows a small operating budget. Utilities, insurance, elevator service, management and the virtual doorman are the main costs, with modest cash balances at that date. Get the current budget, the reserve balance and any assessment history from the managing agent.
Recent sales
764 Metropolitan Avenue trades as recent new-construction condominium product in East Williamsburg, priced in dollars per square foot. The building has two tiers. The small units on floors two and three trade against one-bedroom inventory at the Graham Avenue L. The full-floor residences on four and five, and the penthouses, trade against larger units in newer East Williamsburg buildings. Resales have recorded since 2021.
Indexed to 2025 as the last complete year, condominiums east of the BQE traded below the Northside and waterfront buildings. A transit-adjacent elevator building sits toward the top of that band.
