A Private Pricing Opinion — what your apartment at 74 Jackson Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
74 Jackson Street is a five-residence condominium on a 25-by-100-foot lot in East Williamsburg. It replaced a two-story, two-family house demolished in 2022. The Attorney General accepted the plan in October 2024, the building received its certificate of occupancy in September 2025, and ACRIS shows four sponsor closings between May and September 2025. The fifth home, a three-bedroom duplex, is still held by the sponsor.
The $7,530,000 total offering price averages $1,506,000 per residence. The recorded prices on the two mid-floor homes come to about $1,510 to $1,520 per square foot. That is a useful benchmark for small new construction in this part of Williamsburg.
Architecture and residences
The new-building application was filed with the Department of Buildings in February 2022. The first permit issued in September 2023, and the job was signed off with a certificate of occupancy on September 3, 2025. The filing describes four stories, 40 feet, five dwelling units and about 7,210 square feet of construction floor area. Some listing records count five floors, likely including a roof level. The condominium tax lots, 1101 through 1105, were filed in August 2024.
Listing records describe five homes, one per level plus a duplex:
- Garden (unit 1): the ground-floor home with the yard
- Unit 2: two bedrooms, two baths, about 1,159 square feet
- Unit 3 (also listed as 3A): one bedroom, one bath, about 636 square feet
- Unit 4: three bedrooms, a duplex of about 1,280 square feet starting on the third floor, with a balcony, a private roof terrace about 24 feet wide and a deeded storage unit; bath count is given as 2.5 in one record and 3.5 in another
- Unit 5: two bedrooms, two baths, about 949 square feet on the fourth floor
Finishes and building services were not confirmed against the plan in this review.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD240128), the sponsor, 74 Jackson St. LLC, submitted the plan on April 19, 2024, and the Attorney General accepted it on October 2, 2024. The total offering price is $7,530,000 for five residential units, unchanged from initial to current. The Attorney General's online record returned no data in October 2026, so these figures come from the Attorney General's plan database extract, and the amendments were not reviewed. That extract shows no effective date. Deeds have recorded since May 2025, which requires an effective plan, so the effectiveness amendment is likely missing from the extract. Listing records cite the file number as "CD24-0028," which does not match the plan number; confirm it against the plan.
ACRIS shows these sponsor sales:
| Residence | Deed date | Recorded price | $/sf |
|---|---|---|---|
| 5 | May 6, 2025 | $1,485,000 | about $1,565 |
| 3 | June 12, 2025 | $961,000 | about $1,511 |
| 1 (garden) | July 23, 2025 | $1,950,000 | n/a |
| 2 | September 25, 2025 | $1,760,000 | about $1,519 |
The four deeds total $6,156,000, which leaves $1,374,000 of the plan total. That difference is our arithmetic, not unit 4's plan price, because the plan's unit-by-unit prices were not reviewed. Unit 4 has been cut several times in listing records: $2,250,000 in June 2025, $1,995,000, $1,900,000 when relisted in February 2026, and $1,800,000 as of July 2026. At $1,800,000 and 1,280 square feet the ask is about $1,406 per square foot, below the $1,511 to $1,565 per square foot recorded on units 2, 3 and 5. In August 2026 ACRIS recorded satisfactions and releases of the earlier mortgages on lots 1101 through 1104, and a new $1,350,500 mortgage on unit 4 in which the borrower is the sponsor entity itself. No deed out of the sponsor is recorded for unit 4 through the latest ACRIS records reviewed (September 2026). Unit 4 is sponsor-held and refinanced, not sold. Confirm whether it is still offered, and at what price, before an offer.

Market read. Most recent trades (2025) cleared a median $1,515/sf (recorded) across 4 sales. Median listing discount 1.5% from the last ask — a recurring negotiation gap worth pricing into any offer or listing strategy.

What to know if you’re buying
One sponsor unit left. Unit 4 is a sponsor sale, so the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the state mansion tax of 1% at $1 million and above. Use the calculators below to run your price.
Check the asking-price history. The duplex has come down from $2,250,000 to $1,800,000 in listing records. Negotiate from the recorded prices of the other four units, not from the first ask.
The sponsor's remaining interest. The sponsor refinanced the unsold unit in its own name in August 2026, so it can hold it rather than sell. Ask whether it is current on common charges, whether the unit is leased, and how long it plans to hold.
Carrying costs and abatement. No abatement has been disclosed. Read the plan's budget and get the unit's current tax bill.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
