109 Devoe Street is a five-story, eight-residence condominium on a 50-foot lot in East Williamsburg, zoned R6B, a short walk from the Lorimer Street L and Metropolitan Avenue G stations. It already has a sales record: five of the eight homes closed between June and September 2026, at prices from $1.88 million to $2.795 million.

The building replaced a two-story frame house and a garage, demolished in 2024. The new-building job, filed in May 2020, was fully permitted in October 2024 and signed off by the Department of Buildings on September 2, 2026.

Architecture and residences

The Department of Buildings new-building filing (job 321590854) lists five stories, 50 feet, eight dwelling units and about 15,330 square feet of construction floor area, with StudiosC Architecture as architect of record. PLUTO records about 12,140 square feet of residential area, or roughly 1,500 square feet per home as an allocation of gross area.

Published descriptions call for a natural stone facade, setbacks that create large private terraces, white oak floors, custom kitchen cabinetry with integrated appliances, in-unit laundry and private outdoor space for every home. Earlier marketing described one- to three-bedroom homes; ACRIS lists units G1, G2, 3, 4, 5, 6, 7 and PH, plus a parking unit.

Offering and pricing

No Attorney General plan number or total offering price was found in public sources. Earlier published reporting listed the eight homes from $1.23 million, and spring 2026 reporting put availabilities at $1.295 million to $2.795 million.

Recorded sponsor sales (ACRIS deeds):

  • PH: $2,795,000, deed dated June 4, 2026
  • Unit 3: $1,995,000, deed dated June 5, 2026
  • Unit 5: $1,950,000, deed dated June 10, 2026
  • Unit 7: $1,878,671, deed dated July 27, 2026
  • Unit G2 with the parking unit: $2,325,000, deed dated September 11, 2026

The five deeds total about $10.94 million, an average of about $2.19 million. Unit sizes are not in the deed record, so a per-square-foot figure for closed homes is not stated.

Remaining homes in listing records: unit 6, a one-bedroom of about 765 square feet, at $1,250,000 (about $1,634 per square foot), reported as pending; unit 4 at $1,395,000 after a 3.5 percent reduction; and a garden unit of about 1,404 square feet at $1,950,000 (about $1,389 per square foot). The garden unit's bedroom count differs across listing records.

What to know if you’re buying

The comparables are in the building. Five recorded sponsor sales give a direct read on pricing. Ask the sponsor's attorney for the unit sizes of the closed homes to compare price per square foot with the remaining asks.

Transfer taxes and the mansion tax. In sponsor sales the buyer customarily pays the New York State and New York City transfer taxes. At every recorded price here the mansion tax applies at 1 percent.

Certificate of occupancy. The new-building job was signed off in September 2026. Confirm whether a final certificate of occupancy has issued.

Parking. The building has a separate parking unit, sold with G2. Ask whether any parking remains and how its costs are allocated.

Carrying costs and abatement. The plan's budget sets common charges and taxes. No tax abatement has been disclosed; confirm it in the plan and against the tax lot assessments.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
