S3 Architecture designed 738 Grand Street as a small mixed-use condominium with oversized windows, private balconies and shared amenities above a Grand Street commercial frontage. HEH Hospitality and ML7 developed the ten-residence project. A gym and a roof deck with a grill add common facilities to an inventory dominated by compact one-bedroom apartments.
The DOB new-building permit dates to October 2018. The Attorney General accepted the condominium filing in August 2019, sales launched in 2021 and the plan became effective in May 2022. Initial recorded apartment closings followed in 2023.
Architecture and unit composition
The exterior uses a gray palette around broad window openings. Noise-resistant windows address the building's Grand Street position, and many apartments have balconies projecting from the residential floors. Central air conditioning and in-unit washers and dryers are part of the residential fit-out.
One-bedroom plans range from approximately 535 to 675 square feet. Their open kitchens connect to living and dining areas, while the outdoor space extends the usable layout in homes with balconies. The upper inventory includes a two-bedroom penthouse of approximately 937 interior square feet with roughly 400 square feet of exterior space.
The private outdoor areas and the common roof serve different purposes. Balconies and terraces belong to individual homes, while the roof deck provides shared seating, grilling and skyline views. The gym supplies weights and exercise equipment within the building.
Building operations
The condominium has ten residential units and one commercial unit under its accepted offering-plan filing. Shared services include elevator maintenance and upkeep of the fitness room, roof deck and bicycle facilities. Separate storage is available for rent.
The ground-floor commercial component makes the allocation of shared mechanical, structural and insurance expenses an important part of this particular condominium's operation. The residential tax lots are regular Class 2 and do not carry a building abatement. The completed sales inventory leaves the owners managing a small association with several common amenities to maintain.
