40 Devoe Street is a five-residence new building on Devoe Street in Williamsburg, filed with the Attorney General under the name Devaux. The sponsor bought the lot for $3.2 million in April 2025, per public records, and the Department of Buildings issued the first new-building permit a month later.
The offering totals $11.86 million, or about $2.37 million per residence on average. That sits in the upper half of the $1.88 million to $2.795 million range recorded at 109 Devoe Street in 2026, and it implies large homes: the filing allows about 9,366 square feet of construction floor area across five units, or roughly 1,870 square feet each before deductions for stairs, halls and walls. At $2.37 million, a home of 1,600 to 1,800 square feet would price at about $1,300 to $1,500 per square foot.
No asking prices had been published as of October 2026. The plan has not been accepted, so the sponsor cannot sign binding contracts yet.
Architecture and residences
Papa Architecture filed the new building in January 2025 as a four-story masonry-and-steel multiple dwelling with five apartments, 55 feet tall, with about 9,366 square feet of construction floor area. The Department of Buildings approved the plans in May 2025 and issued the first permit on May 22, 2025. The filing's inspection schedule includes elevator work, which indicates an elevator. PLUTO already carries the lot as a five-unit, four-story building dated 2025, but no certificate of occupancy appears in the filings reviewed.
Layouts, finishes and outdoor space have not been published. The plan's Schedule A will set out unit sizes and the price of each home.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD260052), the plan was submitted February 11, 2026 under the name Devaux, with 38 Dovoe St LLC as sponsor. The record lists five residential units and a total offering price of $11,863,000, unchanged since filing. It has not been accepted, and there are no amendments or sales on the record.
The record misspells the street as "Dovoe Street." City land-use data gives the lot as 38 Devoe Street and the building filing gives 40 Devoe Street; all three describe the same lot. Match the address in any contract to the tax lot.

What to know if you’re buying
Pre-acceptance. Until the Attorney General accepts the plan, the sponsor cannot sign purchase contracts or take deposits or reservations, binding or non-binding; an interest list does not secure a unit. Prices can change before acceptance and after it by amendment.
Pricing check. The Williamsburg side streets have a deep set of small new-construction condominiums with recorded sponsor sales. Compare price per square foot with 109 Devoe Street, farther east on the same street, before you commit.
Delivery. Ask for the construction schedule, the target date for a temporary certificate of occupancy and what happens to deposits if delivery slips.
Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the state mansion tax: 1.25% from $2 million to $3 million. Use the calculators below.
Carrying costs and abatement. The plan's budget will set common charges and projected taxes. No tax abatement has been confirmed in this review.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
