145 Conselyea Street is a four-story, three-residence condominium on a 25-by-100-foot East Williamsburg lot zoned R6B, built on the site of a two-story house demolished in 2019. Its three homes are a garden two-bedroom with a rear yard, a floor-through two-bedroom on the second floor and a three-bedroom triplex penthouse with a roof terrace.
Listed asks run about $1,590 to $1,880 per square foot, and the penthouse is listed at $3.835 million.
Architecture and residences
The site's Department of Buildings record is thin for a building this new. The new-building application on file (job 321411806), filed in 2016 by architect Gerald Caliendo and approved in August 2017, describes a four-story, 40-foot, seven-family building of about 6,720 square feet. A two-story house on the lot was demolished under a 2019 permit. PLUTO now records a 2025 four-story building of 5,200 square feet with three units, which does not match the seven-unit application. The approved plans behind the three-unit building, and its architect, should be confirmed before contract.
Listing records give these layouts:
- Unit A (garden): two bedrooms, two baths, about 925 square feet, with a fenced rear yard about the size of the unit
- Unit B (second floor): two bedrooms, two baths, about 1,192 square feet
- Penthouse: three bedrooms, three and a half baths, about 2,225 square feet across floors three and four, with a rooftop terrace
Offering and pricing
No Attorney General plan number or total offering price was found in public sources, and ACRIS shows no condominium declaration or unit lots yet. Asks in listing records, 2026:
- Unit A: $1,740,000 (about $1,881 per square foot); common charges about $637 a month, taxes about $12,324 a year. A separate "Garden" listing for the same 925-square-foot home shows $1,895,000.
- Unit B: $1,895,000 (about $1,590 per square foot); common charges about $432 a month, taxes about $8,352 a year. A listing labeled #2 with the same size was posted at $1,985,000 in August 2026.
- Penthouse: $3,835,000 (about $1,724 per square foot); common charges about $1,228 a month, taxes about $23,771 a year
The duplicate listings suggest repricing or relabeling during 2026. Confirm the current ask for each home.

What to know if you’re buying
Confirm what was built and approved. Ask the sponsor's attorney for the current approved plans, the certificate of occupancy and the architect of record, since the public filing describes a seven-unit building.
Confirm the plan. Ask for the Attorney General file number, or a no-action letter if the sponsor relied on a small-offering exemption, and whether the plan is effective.
Three-unit governance. With three owners, each vote carries real weight. Read the by-laws for quorum, reserves and how costs are split among the garden, middle and penthouse units.
Transfer taxes and the mansion tax. In sponsor sales the buyer customarily pays the New York State and New York City transfer taxes. All three homes are above $1 million, and the penthouse is above the $3 million tier, where the state transfer tax rate also rises.
Carrying costs. Common charges and taxes in listing records vary widely by unit. Check them against the plan's budget and the tax lot apportionment.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
