392 Graham Avenue is a six-story, eight-residence condominium on a 25-by-100-foot lot zoned R6A with a C2-4 commercial overlay, a short walk from the Graham Avenue L. It replaced a two-story, two-family house demolished in 2022–23.

It sold out in four months, around the time its certificate of occupancy issued. Eight sponsor deeds are recorded, dated July 25 to November 21, 2024. Seven convey whole units and total $10,043,022. The eighth, for Unit 1, conveys a 45% interest, so its amount is not a full-unit price and the deeds do not add up to a building total. The mix runs from one-bedrooms of about 600 to 640 square feet near $1 million to two-bedroom homes near $2 million.

Architecture and residences

StudiosC Architecture filed the new-building job (B00756710) in June 2022. It describes a six-story building with a cellar, 70 feet tall, with eight dwelling units and about 9,490 square feet of construction floor area. The first permit issued in March 2023 and the certificate of occupancy on July 29, 2024. PLUTO records 6,949 square feet of residential floor area, or about 870 square feet per home as an allocation of gross area. The condominium tax-lot subdivision was filed in early 2024.

Unit numbering (1, 2, 3A, 3B, 4A, 4B, 5, 6) points to full-floor homes on the second, fifth and sixth floors and two homes on each of the third and fourth floors, with Unit 1 on the ground floor. Listing records give Unit 4A as a one-bedroom of about 600 square feet with a balcony, Units 3B and 4B as one-bedrooms of about 641 square feet (4B with a covered terrace), and Unit 5 as a two-bedroom of about 1,128 square feet. They describe an elevator to a shared roof deck with an outdoor kitchen, a lobby package room and a video intercom. Listing records show common charges of about $262 to $515 a month and real estate taxes of about $429 to $843 a month, depending on the unit.

Offering and sales

Per the offering plan filed with the New York State Attorney General (plan CD230236), the plan was submitted August 23, 2023, accepted February 1, 2024 and declared effective May 29, 2024, with 392 Graham Development LLC as sponsor. It covers eight residential units. The initial offering price was $10,566,000; the current total is $11,644,000, about 10% higher. The database still shows two units sold. We could not open the amendment record, so the amendments were not reviewed.

Recorded sponsor deeds (ACRIS):

Unit Deed amount Deed date Per sq ft
4B $1,075,000 July 25, 2024 about $1,677 on 641 sq ft
6 $2,100,000 August 5, 2024 size not confirmed
2 $1,855,000 August 8, 2024 size not confirmed
5 $1,993,021.88 August 27, 2024 about $1,751 net on 1,128 sq ft
1 $1,512,318.75 for a 45% interest September 3, 2024 not a full-unit price
4A $995,000 September 13, 2024 about $1,658 on 600 sq ft
3A $975,000 October 15, 2024 size not confirmed
3B $1,050,000 November 21, 2024 about $1,638 on 641 sq ft

Unit 5 had been listed at $1,975,000, and Unit 3A at $975,000. The Unit 5 deed amount is exactly $1,975,000 grossed up by 0.9125%, the share of transfer taxes sometimes folded into a sponsor deed, which puts the net price at the last ask, about $1,751 per square foot (our arithmetic). ACRIS records the Unit 1 deed as a transfer of a 45% interest in the unit, with stated consideration of $1,512,318.75; no deed for the remaining interest is recorded in ACRIS through September 2026. A partial-interest deed does not establish what the whole unit sold for, so we leave Unit 1 out of price comparisons. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-02750-7503; each condominium apartment is its own tax lot). What to know if you’re buying

Resale only. All eight sponsor units have closed. A resale prices against these 2024 deeds, roughly $1,640 to $1,750 per square foot where size is known (four of the seven whole-unit deeds), and against newer East Williamsburg buildings in sponsor sales.

Closing costs. On a resale the seller pays the transfer taxes. The buyer pays the state mansion tax of 1% at $1 million and above, plus title and lender costs. Several homes here sit just under or just over $1 million. Use the calculators below to run your price.

Carrying costs and tax. Listing records show taxes of about $429 to $843 a month. No tax abatement has been confirmed in this review; ask the managing agent for the current tax bill and the condominium budget.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
