181 Jackson Street is a four-residence condominium on a 25-by-100-foot lot in East Williamsburg, zoned R6B, a short walk from the Graham Avenue L and Metropolitan Avenue G stations. It replaced an older building demolished for the project and was designed by StudiosC Architecture, which also filed 392 Graham Avenue and 109 Devoe Street nearby.

It is a finished, sold-out building. The certificate of occupancy issued in May 2024, and all four homes closed between June 2024 and February 2025. The four recorded deeds total $7,556,044, about 1.4% above the plan's $7,450,000 offering price. About $36,000 of that gap is a transfer-tax gross-up on one deed. The other $70,000 is not explained by the public record; the plan database shows no change to the total, and we could not review the amendments.

Architecture and residences

StudiosC Architecture filed the new-building job (B00570699) in August 2021. It describes a new four-story multi-family building with a cellar and penthouse level, 55 feet tall, with four dwelling units and about 7,550 square feet of construction floor area. The first permit issued in October 2022 and the certificate of occupancy in May 2024. PLUTO carries 5,203 square feet of residential floor area, or about 1,300 square feet per home as an allocation of gross area. PLUTO also lists 16 residential units for the lot, which conflicts with the plan, the tax lots and the building filing; we treat it as a data error.

Listing records describe a keyed elevator opening directly into each home, central air, white oak floors and private outdoor space. Unit 2 is a three-bedroom, two-bath home of about 1,040 square feet with a balcony and listed common charges of $725 a month. The penthouse is a three-bedroom, two-bath duplex of about 1,422 square feet with a balcony, a terrace, stairs to a private roof and a deeded storage room. It was listed at $2,250,000 in December 2024, with common charges of $1,066 and real estate taxes of $1,123 a month. That December listing offered sponsor-paid transfer taxes, sponsor attorney fee and 12 months of common charges on contracts signed at full ask by December 23, 2024. Earlier penthouse asks of $2,400,000 and $2,275,000 appear in listing records at a smaller stated size (about 1,350 square feet). Listing records disagree on the year built (2023 or 2024) and the floor count (four or five); the building filing counts the penthouse level as a fifth story.

Offering and sales

Per the offering plan filed with the New York State Attorney General (plan CD230100), the plan was submitted April 14, 2023 and accepted October 17, 2023, with 181 Jackson Capital LLC as sponsor, at a total offering price of $7,450,000 for four residential units, unchanged from submission. The database shows no effective date and no units sold, figures it has not updated. We could not open the amendment record, so the amendments were not reviewed. A condominium declaration document dated March 22, 2024 was recorded in April 2024.

Recorded deeds (ACRIS):

  • Unit 1: $2,011,043.75, deed dated June 20, 2024
  • Unit 2: $1,650,000, deed dated June 27, 2024, or about $1,587 per square foot on 1,040 square feet
  • Unit 3: $1,650,000, deed dated August 27, 2024
  • Unit 4: $2,245,000, deed dated February 24, 2025

Unit 1's figure backs out to $1,975,000 at a 1.825% transfer-tax gross-up; that is our arithmetic, not a recorded price. Unit 2 had been listed at $1,799,000 before it went into contract at $1,650,000. Unit 4 is most likely the penthouse: its February 2025 deed of $2,245,000 follows the December 2024 penthouse listing at $2,250,000. If so, it closed near $1,579 per square foot on 1,422 square feet, which is our arithmetic on an unconfirmed unit match. If the December concessions applied, the effective price was lower than the deed. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

What to know if you’re buying

Resale only. The sponsor has sold every unit. Any purchase now is a resale, priced against these four deeds and against newer East Williamsburg buildings still in sponsor sales.

Price per square foot. Unit 2 closed near $1,590 per square foot in 2024, and the likely penthouse deed works out near $1,580. The penthouse's terrace and roof are not captured in a per-square-foot figure.

Closing costs. On a resale the seller pays the transfer taxes. The buyer pays the state mansion tax of 1% at $1 million and above, plus title and lender costs. Use the calculators below to run your price.

Carrying costs and tax. Listed common charges were $725 a month for Unit 2 and $1,066 for the penthouse. No tax abatement has been confirmed in this review; ask the managing agent for the current tax bill and the condominium budget.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
