A Private Pricing Opinion — what your apartment at 185 Withers Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
185 Withers Street is a four-residence walk-up condominium on a 25-by-100-foot lot in East Williamsburg, near the Graham Avenue L and Metropolitan Avenue G stations. It was created by enlarging an 1899 three-family house up and back into four homes of about 1,100 to 1,300 square feet.
Contracts came quickly, but nothing has closed. All four residences were listed in October and November 2024, and listing records show each one in contract or pending within weeks. Unit 4's listing record shows a contract signed November 26, 2024 and the listing marked permanently off the market on October 15, 2025; the record does not say why. Nearly two years after the first contracts, ACRIS shows the condominium declaration and floor plans (recorded May 2025) but no deed for any unit. The Attorney General record shows the plan accepted in December 2023 and never declared effective. City records show no sign-off on the enlargement job. A buyer, or a seller holding a contract, should read the plan's terms on how long the sponsor has to close.
Architecture and residences
The Department of Buildings job was filed in January 2018, approved in May 2018 and fully permitted in June 2021. The filing describes renovating an existing three-family building with a horizontal and vertical enlargement, from three stories and 31 feet to four stories and 48 feet, and from three apartments to four. The latest city record shows the job at permit-issued status, with activity in August 2026. We found no sign-off and no new certificate of occupancy. The condominium tax-lot filing (condominium number 6217, lots 1401–1404) was completed in February 2025.
Listing records describe the homes as two- and three-bedroom units with wide-plank hardwood floors, two-tone kitchen cabinetry, Caesarstone counters, Bertazzoni appliances, in-unit washer-dryers, central forced-air heating, balconies, a private fenced yard for Unit 2, and video intercom entry. Some listings describe views toward the Manhattan skyline. The building has no elevator.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD230055), the plan was submitted February 28, 2023 and accepted December 7, 2023, with BSD 18 Withers Corp. as sponsor. It covers four residential units. The record lists $1,600,000 as the initial price and $6,200,000 as the current total offering price. The initial figure is too low for four new homes and may be a data-entry figure. We could not open the amendment record, so the amendments were not reviewed. The record shows no effective date and no units sold.
Asking prices in listing records, seen for listings dated October and November 2024:
- Unit 1: two-bedroom, two-bath, 1,117 sq ft, $1,495,000 ($1,338/sq ft), pending
- Unit 2: three-bedroom, two-bath with private yard, about 1,303 sq ft, $1,950,000 ($1,497/sq ft), in contract; common charges $292 and taxes $524 a month
- Unit 3: three-bedroom, about 1,303 sq ft, $1,825,000 ($1,401/sq ft), in contract
- Unit 4: two-bedroom-plus-office, two-bath penthouse with a 360-square-foot roof deck and a balcony, $1,395,000; contract signed November 26, 2024, listing marked permanently off market October 15, 2025; common charges $256 and taxes $460 a month
The four asks total $6,665,000. That is $465,000 above the plan's current total of $6.2 million, so the two figures do not reconcile without the amendments. These are asking prices, not contract or closing prices. No sponsor deeds have been recorded as of October 2026.

What to know if you’re buying
Closing timing is the first question. The plan has to be declared effective, and the building needs a certificate of occupancy before closings. Ask the sponsor for both dates and read the plan's outside closing date and your rights if it passes.
Walk-up, four homes. With four owners, a single owner's arrears or a vacancy affects the budget. Read the reserve and the working-capital contribution in the plan.
Pets. One listing record states cats and dogs are allowed. Confirm with the by-laws and house rules.
Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the mansion tax, which starts at 1% at $1 million.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
