A Private Pricing Opinion — what your apartment at 19 North Henry Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
19 North Henry Street is a five-residence condominium on a 25-foot lot at the top of North Henry Street, where Williamsburg meets Greenpoint. It replaced an older building demolished under a 2024 permit. The Department of Buildings issued its certificate of occupancy on the new-building job in June 2026, and ACRIS shows sponsor deeds from May 2026.
The offering totals $8,894,000, or about $1.78 million per residence on average. The spread is wide: recorded sponsor prices run from $925,000 for a unit on the third floor to $2,325,000 for the top-floor home.
The lot next door, 17 North Henry Street, has its own offering plan for a separate five-residence building by a different sponsor and architect. The two are separate condominiums.
Architecture and residences
The new-building application (job B00902725) was filed in October 2023 and approved in December 2023. It describes a four-story building with a cellar, 40 feet tall, with five dwelling units and about 7,230 square feet of construction floor area. The first permit issued in September 2024, and the job was signed off with a certificate of occupancy on June 23, 2026. PLUTO carries about 5,600 square feet of building area.
The unit numbering (1, 2, 3A, 3B, 4) points to one home on each of floors one, two and four and two smaller homes on the third floor. Listing records describe unit 2 as a full-floor three-bedroom of 1,266 square feet with a backyard, unit 3A as a one-bedroom of 604 square feet, and unit 4 as a 1,407-square-foot penthouse duplex reached by an elevator that opens only to that home. Sizes for units 1 and 3B were not found, and none were confirmed against the offering plan.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD250117), the plan was submitted April 10, 2025, accepted September 16, 2025 at a total offering price of $8,844,000, and declared effective December 23, 2025, with URD 19 N Henry LLC as sponsor. The current total is $8,894,000, up $50,000 by amendment. The database records one unit sold, a figure it has not updated since closings began. Amendments were not reviewed; the Attorney General's online record returned no data when we checked in October 2026.

Published common charges run $360 a month for unit 3A, $786 for unit 2 and $949 for unit 4. Each home has a private storage room.
Unit 3A is the one home still listed. It was first listed in February 2026 at $899,000, about $1,488 per square foot, and was relisted at $875,000 in late September 2026, about $1,449 per square foot. One 2026 listing offered 12 months of common charges and real estate taxes paid by the sponsor on full-price offers. Read any such concession against the contract, because it changes the effective price.

-
Unit 1: $2,197,000, deed dated June 25, 2026

What to know if you’re buying
One unit left. With three priced sales closed and unit 2 transferred without consideration, unit 3A is the remaining sponsor home. Ask how many units are owner-occupied and how many are held by any one owner, because that affects board control and how lenders view the building.
Sponsor-held units. Ask whether the sponsor or any affiliate holds or rents out a unit, and whether it is current on common charges and taxes for every unit it holds.
Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the state mansion tax of 1% at $1 million and above. Unit 3A sits below the $1 million line. Use the calculators below to run your price.
Carrying costs and abatement. The plan's budget sets common charges and projected real estate taxes. No tax exemption has been confirmed in this review.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
