17 North Henry Street is a five-story building of five condominium residences under construction on a 25-foot lot on North Henry Street. The sponsor submitted its offering plan to the New York State Attorney General on May 4, 2026 at a total offering price of $10.42 million, an average of about $2.08 million per residence.
The Department of Buildings filing gives about 8,260 square feet of construction floor area for five units, or roughly 1,650 square feet of building area per home before common space. At the plan's average price that is about $1,260 per square foot of gross building area. Interior areas will be smaller, so the eventual asking price per square foot will be higher.
The architect, StudioSC Architecture, has designed several small condominiums nearby, including 109 Devoe Street in East Williamsburg and 177 Greenpoint Avenue in Greenpoint. Both are useful references for layout and finish level once this plan's schedules are public.
Architecture and residences
The site held a two-story frame building and a one-story masonry garage, both demolished under permits issued in late 2024. StudioSC Architecture filed the new-building application (job B01122406) in October 2024 for a five-story residential building with a cellar, 55 feet tall, with five Class A apartments. The general construction permit issued in September 2025. Foundation, structural, underpinning and excavation-support permits followed, and sprinkler and mechanical permits issued in April and May 2026, so the building was in construction through 2026.
PLUTO still lists the lot as vacant, 25 feet wide and about 124 feet deep, in an R6B district. Unit mix, finishes and outdoor space are not yet published, and no marketing or listings had appeared by October 2026.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD260163), the plan was submitted May 4, 2026 as a new-construction condominium of five residential units, with 17 North Henry Dev LLC as sponsor, at a total offering price of $10,420,000. The record shows no acceptance date, no amendments and no units sold. No asking prices are published for individual residences.

What to know if you’re buying
What pre-launch means. A sponsor cannot sign binding purchase contracts until the Attorney General accepts the plan, and cannot close until the plan is declared effective. Pricing circulated before acceptance is indicative.
Construction stage. The building was still under construction in 2026. Ask for the projected completion date and the plan's outside closing date, and what remedies the contract gives if it slips.
Deposit and contract. Sponsor contracts typically require a deposit of 10 percent or more at signing, held in escrow. The plan sets the terms.
Transfer taxes and the mansion tax. In sponsor sales the buyer customarily pays the New York State and New York City transfer taxes. At an average near $2.1 million, the state mansion tax runs at 1.25 percent. Use the calculators below to run your price.
Common charges, taxes and the board. The plan's budget will project common charges and real estate taxes, and the sponsor controls the board until owners take control on the plan's schedule. No tax abatement has been confirmed in this review.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
