About the building

177 Greenpoint Avenue is an eight-residence condominium organized around a planted entrance court facing the street. StudioSC Architecture designed the project to introduce open space at the intersection, replacing a former one-story garage. A patterned brick fence marks the entrance, with the residential volume rising behind it. The condominium filing was accepted in February 2024 and became effective that October. A permanent certificate of occupancy appears in the March 2025 filing summary.

The homes include one-, two- and three-bedroom apartments, a garden duplex, a three-level townhouse configuration and a penthouse. Outdoor spaces vary with the plan: gardens and patios serve lower homes, while balconies and terraces accompany upper apartments. The townhouse arrangement incorporates a double-height living room and internal stairs. The penthouse spans approximately 1,580 square feet. An elevator serves the building, and private storage accompanies the residences. Central air conditioning and laundry connections are incorporated in the homes.

For the full neighborhood — its buildings, character, and market — read The Roebling Team Guide to Greenpoint.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
