175 Huron Street is a four-story, five-residence condominium on a 25-foot lot on Huron Street in Greenpoint, on the same tax block as the larger 169 Huron Street. It is a separate condominium.

The headline is the price cut. The offering plan was accepted in September 2024 at $8,995,690. The Attorney General's database now carries a total of $7,180,500, a reduction of $1,815,190, or 20.2 percent. The sponsor's three closings in May and June 2026 netted about $1,320 to $1,360 per square foot, by our arithmetic.

Architecture and residences

The new-building application (job B00490892) was filed in March 2021 and approved that September; the first permit issued in December 2022. It describes a four-story residential building, 47 feet tall, with five dwelling units and about 6,810 square feet of construction floor area. PLUTO dates the building to 2023 and gives about 5,500 square feet of building area on a 25-by-100-foot lot. Post-approval amendments to the job were still being filed in 2026. The Department of Buildings issued a temporary certificate of occupancy for five dwelling units on May 5, 2026 and renewed it without change on July 29 and October 27, 2026; no final certificate of occupancy is on record as of October 2026. Ask the sponsor what work remains before the final certificate.

City records and listing records give these unit sizes:

Unit Layout Size
1 2 bed 1,009 sf
2 3 bed, 2 bath 1,262 sf
3A 1 bed 604 sf
3B Not confirmed 657 sf
4 3 bed, 2 bath 1,262 sf

Published common charges for the three-bedroom homes run about $1,140 to $1,190 a month.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD230219), the plan was submitted August 14, 2023, accepted September 19, 2024 at a total offering price of $8,995,690, and declared effective March 5, 2025, with Polaris Huron Development LLC as sponsor. The current total is $7,180,500. The database records two units sold. Amendments were not reviewed; the Attorney General's online record returned no data when we checked in October 2026, so the dates and terms of the price reduction are not confirmed.

Asks from listing records:

Recorded sales

ACRIS shows three sponsor deeds. Each amount is a round price plus 1.825 percent, the combined state and city transfer tax rate, which usually means the sponsor paid the transfer taxes and grossed up the deed price. The net prices below are our arithmetic.

Unit Deed date Deed amount Net of transfer taxes Net $/sf
3A May 28, 2026 $834,965 $820,000 $1,358
3B June 12, 2026 $880,786.25 $865,000 $1,317
1 June 16, 2026 $1,359,363.75 $1,335,000 $1,323

Unit 1's net price sits above the $1,295,000 ask on the listing record we found, so the ask had likely been raised or the record is stale. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

What to know if you’re buying

The sponsor pays transfer taxes, so far. All three deeds show it. Ask whether units 2 and 4 carry the same concession; it is worth 1.825 percent of the price.

Price the three-bedrooms against the closings. The 2026 asks for units 2 and 4 work out to about $1,400 per square foot, against $1,317 to $1,358 achieved on the smaller homes.

Certificate of occupancy. The building runs on a temporary certificate, issued May 2026 and renewed twice since. Ask what work remains open on the job and when the sponsor expects the final certificate; lenders and the plan's closing conditions may depend on it.

Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the state mansion tax of 1% at $1 million and above. Use the calculators below.

Carrying costs and abatement. The plan's budget sets common charges and projected real estate taxes. No tax exemption has been confirmed in this review.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
