173 Kingsland Avenue is a four-residence condominium built by adding three floors to a one-story commercial building. City tax records still show the old one-story building; the Department of Buildings filing and the offering plan describe what is there now.
The offering plan record gives a total of $10,330,000 for four homes, an average of about $2.58 million. Listing records show two homes offered in 2026, a two-bedroom of about 1,290 square feet at $1,999,000 and a two-bedroom of about 890 square feet at $1,495,000, or roughly $1,550 and $1,680 a square foot. Those two asks are well below the plan's average, and the gap is worth asking about (see Offering and pricing).
Architecture and residences
BFS Architect filed the project in August 2023 as an alteration with a new certificate of occupancy: "proposed enlargement of existing 1 story commercial use building and conversion to 4 story, 4 family residential use." The filing gives a height of 42 feet and about 6,400 to 6,800 square feet of construction floor area across its versions. Permits issued in August 2024, after an interior demolition job in 2022. No certificate of occupancy has been recorded on the job as of October 2026.
Listing records describe an elevator building with central air conditioning, in-unit washers and dryers, and terraces or balconies. One listing describes the building as prewar; that is an error, since the residential floors are new. Listing records disagree on the pet policy; confirm it in the plan's house rules.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD250253), the plan was submitted August 8, 2025, with Kedzkidz Kingsland LLC as sponsor. The record lists four residential units and a total offering price of $10,330,000, unchanged since filing. It shows no acceptance date as of October 2026.
Asking prices in listing records:
- Residence 2 — two-bedroom, two baths, about 1,290 sq ft, $1,999,000 (about $1,550/sq ft); common charges $1,178 and real estate taxes $1,136 a month; listed May 23, 2026
- Residence 4 — two-bedroom, one bath, about 890 sq ft, $1,495,000 (about $1,680/sq ft); listed July 15, 2026
The figures do not reconcile. The two asks total $3,494,000, which would leave $6,836,000 of the plan's total for the other two homes, about $3.4 million each, in a building of roughly 6,400 square feet. Either the database total is out of date or the remaining homes are priced well above these two. The listings also appeared before the Attorney General record shows an acceptance, so the plan may have been accepted after the database was last updated. Ask sponsor counsel for the accepted plan, every amendment and the current Schedule A before signing.
Local Law 97
This building is below the 25,000 sq ft threshold at which LL97 limits apply to a building on its own. It is still covered if it shares a tax lot or condominium board with buildings totaling over 50,000 sq ft; confirm on DOB’s covered-buildings list.

What to know if you’re buying
Confirm the plan status. A sponsor cannot sign binding contracts until the Attorney General accepts the plan. Confirm the acceptance date and the file number, CD25-0253.
Certificate of occupancy. No certificate of occupancy has been recorded on the conversion job. Ask when the sponsor expects a temporary certificate and what closes against it.
Carrying costs. The listed common charges and taxes on the 1,290-square-foot home total about $2,314 a month. In a four-unit building the elevator, roof and insurance are split four ways. Ask how the plan's budget arrives at both figures.
Closing costs. In a sponsor sale the buyer customarily pays the New York State transfer tax (0.4%) and the New York City transfer tax (1.425% above $500,000), plus the mansion tax of 1% at $1 million. On the $1,999,000 home that is about $36,500 in transfer taxes and $19,990 in mansion tax. Use the calculators below to run your price.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
