A Private Pricing Opinion — what your apartment at 212 Huron Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
212 Huron Street is a conversion, not new construction. A four-story 1928 walk-up with eight apartments was bought for a reported $3.2 million in May 2025 and rebuilt as four condominiums. That halves the unit count and doubles the average apartment size.
The asks put the upper three-bedrooms at about $1,490 to $1,575 per square foot, below the roughly $1,650 to $1,750 asked at new-construction 215 Calyer Street and 174 Eagle Street, in a building with no elevator. Buyers are paying for floor-through layouts on a residential block near Manhattan Avenue and the G train, and giving up an elevator and new-building systems behind original walls.
Architecture and residences
The DOB alteration (B01177779, an Alteration-CO job filed February 2025 and permitted September 2025) converts the four-story-and-cellar building from eight dwelling units to four and was filed under the pre-1968 building code. Associated filings cover removal of interior partitions, new mechanical systems, plumbing and a new sprinkler system; several of those were signed off in October 2026.
Listing records describe central air, in-unit washer/dryers and resident storage. The building has no doorman. The two upper three-bedrooms are about 1,260 square feet each; the ground-level residence is listed at about 1,794 square feet, a figure that likely includes lower-level space; confirm what the plan counts as interior area.
Offering and pricing
Sponsor materials cite offering plan CD25-0025. That number is not verified: in the New York State Attorney General's offering plan database, plan CD250025 is filed for a different property, not 212 Huron Street. Before signing, ask sponsor counsel for the plan's cover page, its Attorney General file number and its acceptance date.
The condominium declaration and floor plans were recorded on July 27, 2026, creating unit lots for Residences 1 through 4. Asks in listing records, July 2026:
| Residence | Layout | Interior sf | Ask | Ask per sf |
|---|---|---|---|---|
| 1 | 2 bed, 2 bath | ~1,794 | $1,945,000 (reported in contract) | ~$1,084 |
| 2 | 3 bed, 2 bath | ~1,260 | $1,875,000 | ~$1,488 |
| 3 | 3 bed, 2 bath | ~1,260 | $1,985,000 | ~$1,575 |
Published common charges run $854 to $928 a month, with real estate taxes of about $341 to $360 a month. No sponsor deeds have been recorded as of October 2026. Records disagree on financing: one shows 90% financing allowed, another a 20% minimum down payment.
Local Law 97
This building is below the 25,000 sq ft threshold at which LL97 limits apply to a building on its own. It is still covered if it shares a tax lot or condominium board with buildings totaling over 50,000 sq ft; confirm on DOB’s covered-buildings list.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-02533-0029; each condominium apartment is its own tax lot). Apartment-level facts (line, condition, asking-price context) curated and cross-verified in The Roebling Research Library. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price.

What to know if you’re buying
This is a renovated 1928 building. Ask for the engineer's report in the offering plan, which describes the condition of the roof, facade, structure and any systems kept from the original building. A conversion plan should also state what the sponsor is not replacing.
Four units, four votes. With four owners, every capital decision is shared by a very small group. Read the budget's reserve line and the by-laws on assessments.
Walk-up. There is no elevator. That matters for resale to some buyers.
Closing costs. The buyer customarily pays New York State and City transfer taxes in a sponsor sale, plus the mansion tax at 1% from $1 million to under $2 million.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
