A Private Pricing Opinion — what your apartment at 205 Freeman Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.

About the building

205 Freeman Street is a four-residence condominium designed by Murat Mutlu's INOA and developed by Investmates. The concrete façade frames large custom windows, projecting glass balconies and an angled roofline. The Attorney General accepted the four-home condominium filing in June 2020; DOB signed off the new-building job in March 2021. The project occupies a 25-foot-wide Greenpoint lot.

The homes include a lower garden residence, two-bedroom floor-through apartments with balconies, and a duplex penthouse with roof-level outdoor space. Large glazed openings extend across the living areas, while the upper home's geometry follows the building's sloping roof. Central air conditioning and in-unit laundry are part of the residential configuration. The penthouse has internal stairs linking its two levels.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-02505-7501) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying

A small association with custom exterior components. Four residences share responsibility for a building whose façade includes substantial glazing and projecting balconies. Replacement specifications, access for exterior work and the division between private outdoor areas and common structure will affect future projects. A mortgage lender may also review this four-home condominium more closely than a larger project.

Comparable buildings

  • 153 Green Street — Another contemporary Greenpoint condominium by INOA, with a larger apartment inventory.
  • 169 Huron Street — A nearby recent condominium for comparing new-construction layouts at a larger scale.
  • The Calyer — A newer Greenpoint condo with more owners sharing building costs.
  • 190 West Street — A low-rise condominium alternative with an earlier development date and broader inventory.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
