19-29 Clay Street is a 14-story, 68-condominium building on a 19,747-square-foot assemblage of three parcels near Commercial Street in northern Greenpoint. It replaces a two-story 1931 building.

It is financed. The developer closed a construction loan with S3 Capital in October 2025, reported at $81 million; the mortgage recorded in November 2025 is $68.8 million, and the difference has not been explained. S3 also made a $12.15 million land loan when the site was acquired in June 2022 for a reported $15.1 million.

What's planned

DOB filings under job B01280400 describe a 14-story, 156-foot building with 68 dwelling units; permits for its foundation, structural and related work were issued between February and September 2026, and an architectural amendment by INOA Architecture is in plan review. An earlier 2023 scheme for 35 units by a different architect was withdrawn.

Published reporting gives about 86,742 square feet in total, with roughly 13,000 to 14,000 square feet of ground-floor retail. Amenities are to include coworking space, a children's playroom and a pet spa. Published reporting noted a remediation plan for the site initiated by the New York State Department of Environmental Conservation and the New York City Department of Health.

What to know if you’re buying

No reservations before the plan is accepted. Before acceptance a sponsor with an approved CPS-1 application may collect expressions of interest only; it may not take deposits or sign contracts.

Ask about the remediation. The offering plan should disclose the environmental remediation, its status and any continuing monitoring obligations of the condominium.

Retail below. About 13,000 to 14,000 square feet of retail will be part of the building. The declaration will state how commercial and residential common charges are split.

Deposit and closing. Expect a 10% deposit held in escrow, buyer-paid transfer taxes in a sponsor sale, and possible closing on a temporary certificate of occupancy.

The neighborhood

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
