About the building

Core Condominiums converted an existing four-story Greenpoint apartment building to eight individually owned homes. The structure dates to 1999, and apartments were rented before the condominium offering. Core Development Group carried out the residential redevelopment. The Attorney General accepted the rehabilitation condominium filing in December 2022, and it became effective in January 2024. The building stands a block west of McGolrick Park, with its main entrance on North Henry Street.

Most homes use two-bedroom layouts of approximately 937 square feet. At the base, garden duplexes extend to approximately 1,500 square feet, combining the main residential floor with additional lower-level space and private yards. Upper apartments have large windows and open living areas. Central heating and cooling, in-unit laundry in selected homes and smartphone-compatible video entry form part of the residential equipment. The common roof deck is landscaped and furnished, with an outdoor kitchen, grill and refrigerator. Private storage was offered separately from the apartments.

The garden duplexes' approximately 1,500 square feet span two levels, while the typical upper apartments occupy a single residential floor. The lower level's permitted use determines how that extra space can function; combined square footage alone doesn't create additional legal bedrooms.
