A Private Pricing Opinion — what your apartment at Eckford Green, the name on the offering plan would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
Eckford Green is a five-story condominium planned on a 10,376-square-foot lot that was cleared for new construction. DOB shows a full demolition signed off in January 2025 and new-building permits issued through July 2026. PLUTO carries the lot as vacant.
The site has a long record. A 2014 report described a stalled ten-story project at this address, and a 2025 permit report described a five-story building of 21 units with commercial space. The offering plan and DOB's current new-building job both show 20 residences and no commercial unit, and those figures are used here.
The plan includes eight parking units alongside the residences.
Architecture and residences
DOB's new-building job shows five stories and 20 dwelling units, with Giron Contracting Inc. as the contractor of record. Zoning is M1-2/R6B. Unit mix, sizes and finishes are set out in the plan's Schedule A. The marketing name Eckford Green appears on the plan; no sales site or marketing had been published as of October 2026.
Offering and pricing
Per the offering plan filed with the New York State Attorney General, the plan was submitted July 17, 2026 at a total offering price of $43.681 million for 20 residential units, 8 parking units and 13 storage units. Because parking and storage are in the total, the total does not give an average residential price. No amendments had been filed and the plan had not been accepted as of October 2026. A sponsor cannot sell units until the plan is accepted, and totals commonly change before then. Asking prices had not been published as of October 2026.

What to know if you’re buying
Deposit and contract. Sponsor contracts typically require a deposit of about 10 percent of the price, usually split into two payments. The accepted plan will set this building's terms.
Closing costs. In sponsor sales the buyer customarily pays New York City and New York State transfer taxes. The New York State mansion tax applies to purchases of $1 million or more.
Certificate of occupancy. New-construction closings typically occur on a temporary certificate of occupancy with the sponsor obliged to obtain the permanent certificate.
Common charges, taxes and board control. The plan's budget and by-laws will set projected common charges and taxes and the date owners take control of the board. They are not posted yet.
Parking and storage. Confirm whether the eight parking units and 13 storage units are sold with a residence or separately, and how they are taxed.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
