975 Manhattan Avenue brings a small elevator condominium to Greenpoint's main commercial avenue. The six-story building contains ten residences above commercial space, with a shared roof deck and predominantly compact apartment layouts. Its avenue position puts it near the Greenpoint Avenue G station and the shops and services along Manhattan Avenue.

The Attorney General accepted the condominium offering in November 2020, ahead of the building's 2021 completion. Brilliant Real Estate Development LLC was the sponsor, and Yuen Ha Chee appears as the principal applicant on the DOB alteration filing that established the six-story, ten-dwelling configuration.

Architecture and unit composition

Most of the apartments fall into two closely sized groups, approximately 658 and 673 square feet. These one-bedroom layouts have open living and kitchen areas, oversized windows and in-home washers and dryers. The larger upper-level home is approximately 958 square feet, giving the building a limited amount of inventory beyond its typical one-bedroom scale.

Private outdoor space appears in selected layouts, including terraces. The roof deck is a separate shared amenity reached through the building's common circulation. Outdoor access therefore varies by apartment: some homes add their own terrace to the common roof available to the association.

Central air conditioning and an elevator are part of the building's everyday infrastructure. With only two typical apartments per residential floor, the floor plates are small, even though the building has the lift and roof amenity associated with larger developments.

Building operations

The condominium has ten separately assessed residential lots and a commercial lot. The residential tax class is 2, and no building tax abatement is recorded. The lack of an abatement means the association's current carrying-cost comparison does not depend on an active new-construction tax-benefit schedule.

The built FAR is slightly above the current residential zoning allowance. The existing six-story envelope is therefore already substantial relative to its lot's zoning capacity. The property is not LPC-designated.
