About the building

81 India Street is a six-residence condominium distinguished by curved glazing and an Art Deco-influenced street façade. Investmates developed the property, and Murat Mutlu is the architect of record on its new-building application. The project occupies a 25-foot-wide lot on the block between Franklin Street and Manhattan Avenue. Construction included a cellar and a penthouse above the principal floors; DOB signed off the new-building work in April 2022. The first apartment closings followed that spring.

The building contains four one-bedroom apartments, a garden duplex and a three-bedroom penthouse. The smaller homes occupy the middle levels, with front apartments looking over India Street through curved windows. Rear apartments face the block interior. Private outdoor areas take the form of a garden, balconies and terraces, with their location depending on the residence. The garden duplex extends over two levels, while the penthouse places its outdoor space above the neighboring rear yards. Central air conditioning and washers and dryers are installed in the homes. The Greenpoint Avenue G station is nearby, and the India Street ferry landing is west toward the waterfront.
