Hausman Villas is a fifteen-residence condominium with a substantial shared amenity program for its size. The five-story building includes a gym, media room and roof deck, as well as separately offered parking and storage. It stands on Hausman Street south of Norman Avenue, toward the eastern side of Greenpoint.

The project took several years to move from construction to individual ownership. Its DOB new-building permit was issued in April 2018. The Attorney General accepted the condominium filing in December 2021, and the filing became effective in May 2023. DOB signed off the new-building job the following month; the first recorded apartment closings followed that summer.

Architecture and unit composition

The residential mix includes one-bedroom apartments around 685–691 square feet and two-bedroom layouts around 929–942 square feet. Upper-floor homes include larger configurations with private terraces. The penthouse category adds a third bedroom and substantial roof-level outdoor space, making it distinct from the repeating layouts on the middle floors.

Large windows, open living and kitchen areas and in-unit laundry form part of the residential design. Private outdoor space varies by layout; the shared roof deck provides a separate outdoor area for the condominium. The five-story scale puts these facilities within a relatively small residential association.

Building operations

The Attorney General's filing lists fifteen residences, ten parking units and twenty-four storage units. Parking and storage therefore have their own place in the condominium structure. Neither should be assumed to accompany every apartment simply because it appears among the building's amenities.

The entry system is a virtual-doorman arrangement with package handling facilities. The gym and media room add indoor common space, while bicycle storage serves a separate function from the privately allocated storage units. With fifteen residences funding shared facilities, the building's operating expenses include more than its elevator and exterior.

What to know if you’re buying

The public filing index still identified a sponsor-controlled board in December 2024, during the continuing sellout. A purchase now should establish whether control has transferred and which common facilities and operating obligations have been formally accepted by the owners' board. The current ownership roll does not show a majority investor holding the residences.
