183 Java Street is a five-residence condominium a few doors from 205 Java Street, on the same block, and it closed out quickly. ACRIS shows four priced sponsor deeds between February and April 2025 at $695,000 to $2.1 million, and a fifth unit transferred by the sponsor without consideration in June 2025. Every unit lot has left the sponsor's name.

The project started as a two-story, two-family house. The sponsor filed in 2020 to enlarge it horizontally and vertically to four stories and about 45 feet, with roughly 5,900 square feet of new floor area. The condominium tax lots (1601 through 1605) were approved in March 2024, and the declaration was recorded in February 2025.

The Attorney General's database lists the plan as accepted on July 15, 2024 with no effective date. Recorded closings in early 2025 mean the plan was declared effective in practice; the database has not caught up.

Architecture and residences

The mix is lopsided by design. Unit 1 is a one-bedroom of about 436 square feet. Unit 2 is a garden duplex of about 1,364 square feet: a one-bedroom main level, a lower level with a half bath, and a private garden of about 750 square feet. Units 3 and 4 are three-bedroom homes of about 1,268 square feet each. Unit 5 is the top home; its floor area is not confirmed here.

The sponsor's materials describe reclaimed red oak floors, Miele washer-dryers, Bertazzoni or Miele kitchen appliances with quartz counters, heated bathroom floors, a virtual doorman, storage lockers and bike storage. The building is a walk-up. Listing records give common charges of $392 to $393 a month on the larger homes and $235 on the one-bedroom, with few shared services to carry. Zoning is R6B, the contextual district that caps height on Greenpoint's side streets.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD230232), the plan was submitted August 16, 2023 and accepted July 15, 2024, with 183 Java Street LLC as sponsor and five residential units. The initial total offering price was $8,609,000; the current figure is $9,285,000, an average of $1,857,000 per home. The amendments were not reviewed for this page because the Attorney General's plan record did not load.

Published asks, from October 2024, included $695,000 for unit 1, $1,699,000 for unit 2 (about $1,246 per square foot), $2,350,000 for unit 3 (about $1,853 per square foot) and $2,195,000 to $2,200,000 for unit 4 into early 2025.

Recorded sales

ACRIS shows:

  • Unit 5: $2,028,500, deed dated February 21, 2025
  • Unit 2: $1,700,477.50, deed dated March 7, 2025, against a $1,699,000 ask, about $1,247 per square foot
  • Unit 1: $695,000, deed dated March 24, 2025, about $1,594 per square foot
  • Unit 4: $2,100,000, deed dated April 16, 2025, about $1,656 per square foot
  • Unit 3: transferred by the sponsor without consideration, deed dated June 10, 2025

The unit 3 deed states no price, so ACRIS gives no sale price for that home. A listing-service record reports unit 3 as closed at $2,350,000 on April 17, 2025. ACRIS has no deed at that price or on that date; the only deed on the unit is the June 2025 transfer, followed by a $1,000,000 mortgage recorded in January 2026. We treat the $2.35 million figure as unverified. The four priced deeds total $6,523,977.50, well below the $9,285,000 offering total, which is a price schedule, not a sales result. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

What to know if you’re buying

This is a resale building now. Every unit has been deeded out of the sponsor. A buyer reads the condominium's budget, reserves and minutes, not the sponsor's offering terms.

Size and price. Among the deeds with a known floor area, the three-bedroom unit 4 set the high mark at about $1,656 per square foot, the 436-square-foot one-bedroom traded at about $1,594 and the garden duplex at about $1,247, where the lower level carries part of the area (our arithmetic).

Enlarged house. Part of the structure predates the condominium. Ask for the certificate of occupancy and any open Department of Buildings items.

Closing costs. A resale buyer pays the state mansion tax of 1% at $1 million and above; the seller pays the transfer taxes. Use the calculators below to run your price.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
