112 Huron Street is a four-residence condominium on a 25-by-100-foot lot on Huron Street, a block from Manhattan Avenue in central Greenpoint. City land-use records show about 5,923 square feet in four floors, roughly 1,480 square feet per home on average.

The Attorney General accepted the plan in April 2026 at $9,350,000, an average of $2,337,500 per residence. That is within the $1,975,000-to-$2,495,000 range asked in 2026 at 174 Eagle Street, another four-unit Greenpoint condominium. The one ask found in listing records, $1,949,000 for a two-bedroom, sits below the average, which points to larger homes on other floors.

The plan is not yet effective, and no sales are recorded.

Architecture and residences

The Department of Buildings job was filed in November 2024 and permitted in March 2025, for a four-story building with four dwelling units in an R6B district. Work permits followed through April 2025. A post-approval amendment filed in August 2026 was in objections as of September 2026, so the plans were still being revised. The building carries a building identification number that predates the job, which can mean parts of an earlier structure were kept. The offering plan record classifies the project as new construction. Ask sponsor counsel which it is.

Listing records describe Unit 2 as a two-bedroom of about 1,151 square feet. The architect was not named in the records reviewed.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD260012), the plan was submitted January 7, 2026 and accepted April 20, 2026, with 112 Huron St LLC as sponsor. The record lists four residential units at a total offering price of $9,350,000 on acceptance. Amendment 1 was submitted September 28, 2026 and had not been reviewed as of October 30, 2026. The record codes it as a price increase (the total offering price raised by amendment), but its current-price field still reads $9,350,000, so the new total is not yet public. The record shows no effective date and no units sold.

Residence Layout Size Ask $/sf Note
2 2 bed ~1,151 sf $1,949,000 $1,693 Active, October 2026 listing record

That is an asking price, not a contract price. With Unit 2 at $1,949,000, the other three residences would average about $2,467,000 at the accepted plan prices, and more once Amendment 1's increase is accepted. Ask the sponsor for the amended Schedule A.

What to know if you’re buying

The plan is not effective. The sponsor cannot close until it declares the plan effective by amendment. A contract signed now is binding, but the closing date is open.

Certificate of occupancy. Department of Buildings records show the job permitted and an amendment still in review in fall 2026. Ask whether a temporary certificate of occupancy has issued and what the sponsor's target closing date is.

Deposit. Sponsor contracts typically require 10% at signing, held in escrow until closing. Read the escrow terms in the plan.

Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the mansion tax of 1% at $1 million and above. On $1,949,000 that is about $35,570 in transfer taxes and $19,490 in mansion tax. Use the calculators below.

Tax position. No tax abatement has been confirmed. The plan's budget sets projected common charges and taxes.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
