A Private Pricing Opinion — what your apartment at 58 Dupont Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
58 Dupont Street is a four-residence condominium on a standard 25-by-100-foot Greenpoint lot, a few blocks from the East River waterfront. It has about 5,515 square feet of residential floor area, and the Department of Buildings records a certificate of occupancy on the new-building job in mid-2024.
Three of the four homes have sold to buyers at recorded prices: $2,350,000, $2,325,000 and $1,790,000, all in October and November 2024. The fourth, Unit 2, was deeded in July 2025 with no consideration stated and has since appeared in both sale and rental listing records. A buyer looking here now is most likely looking at Unit 2 or a resale.
The plan's total offering price, $8,392,000, has not changed since filing. That is an average of $2,098,000 per residence.
Architecture and residences
The Department of Buildings new-building job was filed in June 2022 and approved in September 2022, for a four-story building with four dwelling units in an R6B district. Published construction reporting in October 2023 described four homes including a top-floor penthouse, a roof deck and a cellar level. The architect was not named in the records reviewed.
Listing records describe the penthouse, Unit 4, as a three-bedroom, three-bath home of about 1,404 square feet with a private roof terrace, and Unit 2 as a two-bedroom, two-bath home of about 1,165 square feet. Some records call Unit 1 a garden duplex; others describe floor-through layouts. Check the plan's floor plans.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD230205), the plan was submitted August 4, 2023, accepted February 12, 2024 and declared effective July 23, 2024, with 58 Dupont Street LLC as sponsor. The record lists four residential units at a total offering price of $8,392,000, with no change between the initial and current totals. It still shows one unit sold; ACRIS shows three sales and a fourth transfer.
| Residence | Layout | Size | Ask | $/sf | Note |
|---|---|---|---|---|---|
| 1 | 2 bed | — | $2,599,000, cut to $2,499,000 | — | Closed at $2,350,000 |
| 4 (PH) | 3 bed, 3 bath | 1,404 sf | $2,549,000 | $1,815 | Closed at $2,325,000 |
| 2 | 2 bed, 2 bath | ~1,165 sf | $1,849,000 | $1,587 | Sale listing; date not confirmed |
| 2 | 2 bed, 2 bath | ~1,165 sf | $8,000 a month | — | Rental listing |
These are asking prices, not contract prices. Unit 1 carried common charges of about $1,005 a month in listing records.

What to know if you’re buying
Who is selling Unit 2. After the July 2025 transfer, Unit 2 may no longer be a sponsor unit. If it is not, the purchase is a resale under the condominium's by-laws, not a sponsor sale under the plan, and the buyer usually pays different closing costs. Ask the seller's attorney.
Price reference. The 2024 deeds put the four-unit building near $1,650 a square foot at the top. Unit 2's ask of $1,849,000 is about $1,587 a square foot.
Closing costs. In a resale the buyer pays the mansion tax of 1% at $1 million and above; in a sponsor sale the buyer customarily also pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000). Use the calculators below.
Four owners. Shared costs such as roof work are split four ways. Ask for the reserve balance and the current budget.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
