54 Dupont Street is a six-residence condominium in northern Greenpoint, made by enlarging a two-story, two-family house on a 25-by-100-foot lot into a four-story building with six homes. The plan was declared effective in January 2024, and five homes closed within three weeks in June 2024. The sixth, tax lot 1B, is the garden triplex. It has not sold to a buyer: in July 2025 the sponsor transferred it without consideration to a single-unit LLC, and it was listed again in May 2026 as the last remaining home.

The recorded prices are the useful part. Five sponsor deeds total $5,065,000, from $630,000 to $1,540,000. They sit well below the plan's $8,495,000 total, which assumes an average of about $1.42 million a home. Even with the garden triplex at its current ask, the building would sell out about $735,000 under the plan total.

Architecture and residences

Barak Pliskin, RA, filed the alteration in March 2018. The job enlarged the building horizontally and vertically, from two stories and 25 feet to four stories and 44 feet, and from two dwelling units to six, adding about 4,600 square feet. Permits were complete in June 2022, and the Department of Buildings records the job signed off on December 15, 2025. PLUTO records about 5,600 square feet of residential area.

The tax-lot designations (1A, 1B, 2A, 3A, 3B and 4A) differ from the labels in listing records, which use Unit 1, TH1, 1-B, 2F and PH. The garden triplex appears in listing records as Unit 1, TH1 and 1-B, with the same $282 monthly tax figure, so it is tax lot 1B. Match any other unit to its tax lot before relying on a record.

The largest home is the garden triplex, about 1,931 square feet with three bedrooms and three and a half baths, per listing records. It has three levels: a main floor with living, dining and kitchen opening to a deck and the garden, two bedrooms above, and a lower-level recreation room with a wet bar and powder room. Listing records show it asking $2,995,000 at first, $2,895,000 in September 2024 (common charges about $871 a month, taxes about $282 a month), and $2,695,000, about $1,396 per square foot, when relisted on May 26, 2026.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD230064), the sponsor, 54 Dupont Holdings LLC, submitted the plan on March 6, 2023. It was accepted on September 7, 2023 and declared effective on January 18, 2024. The initial total offering price was $7,784,000; the current total is $8,495,000, an increase of $711,000 by amendment. The database records one unit sold, a figure it has not updated since the June 2024 closings. The plan's amendments could not be reviewed because the Attorney General's online record returned no data.

Deed amounts from ACRIS. Unit 1B (the garden triplex) was transferred without consideration on July 22, 2025 from the sponsor entity to a single-unit LLC, which recorded a $487,745 mortgage the same day, consolidated into a $1,500,000 mortgage. No sale to a buyer is recorded.

Square footage for these homes is not confirmed, so per-square-foot figures are not given. Listing records report a resale at $995,000 in November 2025; it is not confirmed here against a recorded deed. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Market read. Most recent trades (2025) cleared a median $1,341/sf (recorded) across 1 sale. Median listing discount 1.2% from the last ask — a recurring negotiation gap worth pricing into any offer or listing strategy.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-02495-7503; each condominium apartment is its own tax lot). Apartment-level facts (line, condition, asking-price context) curated and cross-verified in The Roebling Research Library. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying

The last unsold home. The garden triplex, tax lot 1B, is held by a single-unit LLC that took title from the sponsor in July 2025 and is marketed as new construction. Ask the seller's attorney whether the sale is made under the offering plan (a sponsor sale, with the buyer customarily paying the transfer taxes) or as a resale, and what the $1.5 million mortgage payoff means for the closing. Compare the ask with the $1.54 million top-floor deed and with the asking history.

Resales. Five homes are owner-held. A resale buyer pays the mansion tax of 1% at $1 million and above; the seller pays transfer taxes.

Certificate of occupancy. The alteration was signed off in December 2025, after the June 2024 closings. Ask for the final certificate and what was outstanding when owners moved in.

Board control. One of six homes has not sold to a buyer. Check the by-laws for when control passed to owners.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
