60 Box Street will be a four-unit condominium of about 8,900 square feet on a 25-foot lot near the Pulaski Bridge. That works out to about 2,200 gross square feet per home, before stairs, walls and common space. Each home takes a full floor. The other recent condominiums on Box Street have 6 to 16 units.

The site held a one-story commercial building from 1963, described in published reporting as a former marble supplier's premises. It was demolished in 2025.

What's planned

The new-building job, filed December 17, 2024 by StudiosC Architecture, calls for a six-story residential building about 70 feet tall with four dwelling units. Foundation plans call for a cast-in-place pile cap on mini piles. Mechanical plans call for heat-pump heating and cooling for each unit. The job was approved in May 2025. The first permit was issued in November 2025, and an amendment was under plan-examiner review in October 2026. Interior finishes, layouts and amenities have not been published.

Two conditions on the lot shape the building:

  • Flood zone. PLUTO places the lot within both the 2007 FEMA flood map and the 2015 preliminary flood map. The DOB filings require flood-zone compliance inspections and a lowest-floor-elevation inspection. The area is in hurricane evacuation zone 1.
  • Zoning and environmental designation. The lot is zoned M1-2/R6A in the MX-8 special mixed-use district. It also carries a city environmental designation, E-138, a site-specific requirement for hazardous-materials, air-quality or noise review before the city signs off.

What to know if you’re buying

Wait for the plan. The accepted plan will set the unit count, prices, budget and sponsor obligations. Until then, figures in marketing are not binding.

Flood exposure. Ask for the design flood elevation, where the mechanical equipment sits, what the building's flood-proofing includes and what flood insurance the condominium and each owner will carry. Ask a lender early whether flood coverage will be required.

Environmental designation. Ask the sponsor for the E-designation sign-off from the city's environmental office. The certificate of occupancy depends on it.

Four owners share the costs. With four units, each owner pays roughly a quarter of the building's costs, including the elevator if there is one, roof and facade. Read the reserve fund and budget closely once the plan is available.

Closing costs. In sponsor sales the buyer customarily pays New York City and New York State transfer taxes, and the mansion tax applies at $1 million and above. The calculators below price both.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
