70 Freeman Street is a small new-construction condominium planned for a 5,000-square-foot lot on the northern edge of Greenpoint, a few blocks from the G train at Greenpoint Avenue. Ten homes in five stories is a boutique scale for the neighborhood, with a rooftop pool and an on-site garage among the planned amenities.

For buyers, the draw is condominium ownership in new construction on a low-rise block, with building-level amenities that are uncommon in a ten-unit Brooklyn project.

What's planned

Published construction reporting describes ten condominium units, a rooftop outdoor swimming pool, bike storage and a parking garage. Renderings show a symmetrical facade on the lower four floors, with tall arched window frames and central cutouts for shallow loggia balconies, clad in dark gray brick around floor-to-ceiling windows. The fifth floor is shown with an L-shaped massing, a large corner terrace and gray paneling, and the building finishes in a landscaped roof deck.

DOB filings describe a five-story concrete residential building with a cellar and a steel-framed garage. The filing is classified as an alteration-conversion new building with existing elements to remain. Unit mix, unit sizes, interior finishes and the interior designer have not been published.

Timeline and filings

  • April 22, 2025: The developer filed the new-building job (B01205858) with DOB. Structural, foundation, plumbing, sprinkler and mechanical filings followed from November 2025 through March 2026. DOB lists a construction cost estimate of about $5.3 million.
  • April 2026: The developer reportedly acquired the site for $7.2 million.
  • July 24, 2026: DOB approved the new-building filing for a five-story, 10-unit residential building.
  • September 1, 2026: DOB approved a separate filing for partial demolition of the existing one-story building.
  • September 2026: Published construction reporting released a new rendering and noted that a target completion date had not been announced.

Offering and pricing

No condominium offering plan had been accepted by the New York State Attorney General as of October 2026, and no pricing has been published.

Reservations are non-binding. Any reservation taken before the Attorney General accepts the plan can be cancelled and the deposit returned. Contracts cannot be signed until the plan is accepted for filing.
