Own an apartment here? See what it would sell for.

A Private Pricing Opinion — what your apartment at The New Condos would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.

128 Newton Street is a mid-2000s condominium with floor-through apartments and direct keyed-elevator access. Large windows and private balconies are recurrent features of its two-bedroom layouts. The building occupies the short diagonal street connecting Manhattan and Graham Avenues.

DOB's new-building filing establishes fifteen residences across eight stories. Professional engineer Issam Abourafeh signed the principal application, which was fully permitted in October 2005 and signed off in November 2009. Individual apartment sales were already closing earlier in 2009.

Architecture and unit composition

Two-bedroom, two-bath apartments commonly measure approximately 976 to 1,001 square feet. Those two recurring sizes account for much of the recorded resale activity. The layouts extend through the building, with open living areas and bedrooms positioned along the apartment's depth.

Floor-to-ceiling windows, high ceilings and central heating and cooling are characteristic of the homes. Corner apartments have multiple exposures. Balconies extend selected living spaces outdoors, while larger duplex layouts provide another apartment category within the building.

Keyed elevator service brings the entrance directly to the residence. The building also has a video intercom and a garden. In-unit laundry is present in the apartments, reducing dependence on a common laundry facility.

Building operations

The condominium includes fifteen residential lots and nine nonresidential lots in commercial tax class 4. No residential owner holds more than one apartment in the current ownership count.

The building's fifteen-year 421-a exemption ended after its final appearance on the 2025 roll. The expiration matters to comparisons with sales during the earlier benefit period: the apartment's current carrying costs reflect a different tax stage from the initial sellout and much of the resale history.

Policy framework

Pets: Permitted — confirm with the managing agent. Minimum down payment: Per building policy — confirm with the managing agent. In-unit washer/dryer: Present in apartments — confirm installation requirements with the managing agent.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-02719-7503) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

For the full neighborhood — its buildings, character, and market — read The Roebling Team Guide to Greenpoint.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
