The Manhattan Belle is a six-residence condominium near the north end of Manhattan Avenue in Greenpoint, close to Newtown Creek. Public sale records show the building sold in May 2023 for $2,850,000, when it was a mixed-use building of about 8,857 square feet. The sponsor renovated it into six homes and priced them at $12.85 million in total, an average of about $2.14 million.

Four homes have closed since April 2026, at $1.905 million to $2.15 million. The three-bedrooms of 1,263 square feet have traded at about $1,510 to $1,690 per square foot. Two homes were still listed in 2026: Residence 2 and the penthouse.

Architecture and residences

PLUTO dates the building to 1931 and classes it as a six-story elevator apartment building (class D1). The Attorney General record classes the plan as a rehabilitation. Listing records credit the renovation design to ARC Architecture + Design Studio and describe six homes: a duplex on the lower floors (Residence 1, about 1,714 square feet), three-bedroom, two-bath full-floor homes of 1,263 square feet on the middle floors, and a three-bedroom penthouse.

Listing records describe a shared roof deck with cabanas and views toward the Manhattan skyline, a garden, and balconies on some homes. One listing gives common charges of about $800 a month and taxes of about $12,600 a year for a three-bedroom.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD240230), the plan was submitted August 1, 2024, accepted April 7, 2025 and declared effective November 11, 2025 at a total offering price of $12,850,000, with 1110 Manhattan Group LLC as sponsor. The record shows no price amendment. As of late September 2026 it listed one unit sold, behind the recorded sales below.

Market read. Most recent trades (2026 to date) cleared a median $1,558/sf (recorded) across 4 sales. Median listing discount 2.7% from the last ask — a recurring negotiation gap worth pricing into any offer or listing strategy.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-02488-0007; each condominium apartment is its own tax lot). Apartment-level facts (line, condition, asking-price context) curated and cross-verified in The Roebling Research Library. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying

The plan is effective. Contracts are binding under the plan, and closings are under way. Read every amendment with the contract.

Renovation, not new construction. The shell dates to 1931. Read the plan's engineering report on the structure, facade and roof, and ask what the sponsor's warranty covers.

Price against the closings. Four recorded sales set the reference for the two remaining homes. The three-bedrooms closed between 2% and 6% below their last asks.

Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the state mansion tax of 1% to $2 million and 1.25% from $2 million to $3 million. Use the calculators below.

Sponsor control. The sponsor controls the board until enough units close to turn it over. The by-laws set the threshold.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
