1059 Manhattan Avenue is a seven-story condominium with 23 residences, a glass-heavy façade and private outdoor space distributed among balconies and terraces. Upper homes have skyline and river views, while the common roof deck provides shared outdoor space for the wider building.
The condominium offering followed a prolonged construction period. The Attorney General accepted the filing in May 2016, and it became effective that August. The first recorded apartment closings followed in 2017, establishing the property's present condominium ownership after the earlier development work.
Architecture and unit composition
The residential inventory is compact. Smaller homes are approximately 480 square feet, a larger group is around 675–685 square feet, and the largest recurring standard layouts approach 850 square feet. Floor-to-ceiling windows bring substantial glazing to the apartments, with balconies and terraces projecting the living space outdoors.
The penthouse level includes small interiors paired with meaningful terrace space. This makes outdoor area an important distinction within the one-bedroom inventory: an upper apartment can have less enclosed space than a lower home while offering a more extensive terrace and wider outlook.
Central air-conditioning, wood floors and in-unit washer/dryers appear in the residences. The internal plans generally combine the kitchen and living area, leaving separate sleeping rooms toward the remainder of the apartment. Exterior space varies by floor and layout, including unusually large lower-floor terraces as well as the upper setbacks.
Building operations
An elevator and virtual doorman serve the building. The common roof deck is separate from the private terraces attached to individual residences. Bicycle storage provides another shared facility, while the eight storage units identified in the offering are distinct ownership components.
The nine nonresidential tax lots do not mean nine storefronts. The Attorney General's filing identifies one commercial unit and eight storage units. That composition matters to the property's operating structure and to any transaction that includes storage alongside an apartment.
A non-sponsor-controlled board was documented by 2019. The largest current residential owner holds only one apartment. The building has therefore moved beyond a concentrated sponsor sellout into dispersed individual ownership.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-02504-7503) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
