A Private Pricing Opinion — what your apartment at 1025 Lorimer Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.

About the building

1025 Lorimer Street is a 25-foot-wide townhouse converted into three condominiums. Its original structure dates to 1899 in city records. Sales of the conversion began in 2017, and DOB signed off the alteration under architect Jacob Kanner in November 2018. The house is set back from the street and retains the scale of Greenpoint's low-rise residential blocks near McCarren Park.

The conversion includes a parlor-and-garden duplex and full-floor upper homes. Private outdoor space is distributed among a rear yard, a terrace and an upper roof garden with a balcony. The width allows broad living areas facing the street or rear of the lot. Central air and washer-dryers were incorporated into the renovation, while access to the upper floors remains by stairs.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-02618-7503) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying

Three owners make the building's financial decisions. Insurance, exterior work and common repairs rely on a very small group, so a single unexpected project can materially affect each home's contribution. Some lenders apply additional project review to a three-home condominium; the favorable Class 1C tax treatment does not remove that financing consideration.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
