Florence Court combines a three-story walk-up with features that can be difficult to assemble in a small Greenpoint condominium: private outdoor space, apartment-associated parking and storage. Its residential tax lots are all Class 1A, which places assessment growth under Class 1 caps. The building sits north of McCarren Park on Guernsey Street, within the neighborhood's low-rise street grid.
Architecture and unit composition
The apartments include compact garden one-bedrooms and two-bedroom layouts on the upper floors. Some one-bedrooms are approximately 550 square feet, while several two-bedrooms fall between roughly 685 and 749 square feet. A larger home extends beyond 1,000 square feet.
Outdoor space takes different forms. Garden homes can have a private backyard, while upper apartments include balconies. East-and-west exposures occur in through-building layouts, with open kitchens adjoining the living spaces. In-unit laundry is installed in several of the apartment types.
The development's height keeps the upper homes close to the ground, but access is by stairs. A top-floor apartment and a garden home have substantially different daily routes between their living spaces, exterior areas and the street.
Building operations
The condominium has a common roof deck, storage and parking associated with individual apartments. The building also has an intercom. These facilities serve a small ownership group without an elevator.
All fourteen residential lots have separate owners in the current DOF roll. The Class 1A designation applies across those lots; the development does not rely on a building-wide tax abatement for that classification.
