As seen inThe Wall Street Journal★ 92 reviews on Google

185 Skillman Avenue replaces a two-story building on a mostly residential block of Skillman Avenue, a short walk from the Graham Avenue L and the restaurants on Graham Avenue. It is eight condominiums, with more amenity space than is usual at that size: listing records describe a garage, a fitness studio, a bike room and a package room.

The two asks on the market show the spread. A 990-square-foot two-bedroom asks $1,795,000, about $1,813 per square foot. A 2,340-square-foot three-bedroom asks $3,350,000, about $1,432 per square foot. The larger residence carries the lower per-foot ask, as is typical, but the gap is wide; compare layouts and outdoor space before reading either number as the building's price.

Architecture and residences

DOB new-building job B01146888, filed December 5, 2024, proposes a new five-story residential building 50 feet tall with eight dwelling units and a new certificate of occupancy. StudioSC is the architect of record; the structural filings describe a concrete building with a cellar. A full-demolition filing for the prior two-story structure on the lot was submitted in November 2024.

Renderings and listing records show oversized windows, hardwood floors, open kitchens and natural materials, with central air, in-unit washer/dryers, resident storage and private terraces or balconies. Records disagree on staffing: one shows no doorman and another a virtual doorman.

Offering and pricing

Sponsor asks in listing records, October 2026:

Residence Layout Interior sf Ask Ask per sf
1 3 bed, 2.5 bath ~2,340 $3,350,000 ~$1,432
2 2 bed, 2 bath ~990 $1,795,000 ~$1,813

A February 2026 record targeted a first-quarter 2026 sales launch and second-quarter delivery. No closings have been identified in ACRIS, and the Attorney General plan number was not located. Common charges and taxes have not been published in the records reviewed.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-02750-0029; each condominium apartment is its own tax lot). Apartment-level facts (line, condition, asking-price context) curated and cross-verified in The Roebling Research Library. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price.

What to know if you’re buying

Confirm the sponsor. Records name three different entities as developer. The offering plan names the sponsor; that is the party on your contract.

Confirm the floor count. DOB shows five stories; some marketing shows six. The difference may be a penthouse or roof level; confirm it against the plan's floor plans.

Transfer taxes. In a sponsor sale the buyer customarily pays the New York State transfer tax (0.4%, or 0.65% at $3 million or more for a residence) and the New York City transfer tax (1.425% above $500,000), plus the mansion tax. On the $3,350,000 residence the mansion tax alone is 1.5%, or $50,250.

Deposit and closing. Expect a 10% deposit held in escrow, and ask whether closings will take place on a temporary certificate of occupancy.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
