About the building
218 Frost Street is an eight-residence condominium completed in 2016 on the eastern side of Williamsburg. Ramy Issac was the architect of record for the new-building application, which received its full permit in May 2015 and DOB signoff in August 2016. The five-story building occupies a narrow residential site between Humboldt Street and Woodpoint Road. Its current floor area exceeds the residential FAR permitted by the R6B zoning district.
The middle floors contain two-bedroom apartments in different sizes, including layouts of roughly 750 to 890 square feet with either one or two bathrooms. Larger lower and penthouse configurations extend the inventory beyond those paired apartments. The penthouse spans approximately 1,405 square feet and has three bedrooms and two bathrooms. The lower inventory includes a multilevel home with substantially more interior area; room arrangements and lower-level uses differ from the ordinary upper-floor apartments.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-02866-7503) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying
The building's 421-a benefit began after construction and has a defined 15-year term. An ownership-cost projection needs to follow that benefit's remaining schedule, including its eventual phaseout. Eight residences share common repair obligations, so a building-wide project spreads its cost across a small association.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
