A Private Pricing Opinion — what your apartment at 221 Middleton Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
221 Middleton Street is a six-story condominium of ten homes on a block of the Broadway Triangle, the former industrial area at Williamsburg's southern edge that the city rezoned for housing in 2009. The site held a factory until early 2015.
The offering is large for a ten-unit building. The plan's current total of $25,617,100 averages about $2.56 million a residence, and the new-building filing describes about 23,000 square feet of construction, or roughly 2,300 gross square feet per home. That is large by the standards of Williamsburg new construction, though the per-home figure includes the cellar and common areas.
The plan was declared effective in November 2025 with two units sold. The condominium declaration was recorded in December 2025. ACRIS shows no sponsor closings yet.
Architecture and residences
AZSK Architects filed the new building in September 2023: "new 6 story & cellar 10 family residential building," 71 feet tall, with about 22,992 square feet of construction floor area. Permits issued in May 2024, and the Department of Buildings records a certificate of occupancy on the job, signed off in September 2025. The filing also notes that the lot carries an environmental (E) designation, a city zoning flag that requires testing or mitigation for hazardous materials, noise or air quality before a building can be occupied. It is common on former industrial sites.
The declaration, dated November 6, 2025, creates eleven units: residences 1A, 1B, 2, 3A, 3B, 4A, 4B, 5A, 5B and 6A, and a storage unit. That suggests two homes per floor on floors one, three, four and five, a full-floor home on two and a full-floor penthouse on six. Floor plans and finishes were not found in public listing records for this review.
An earlier scheme for the same lot, filed in 2015 with a different architect, called for 13 apartments, a three-car cellar garage and four surface spaces. That plan was not built as filed.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD240352), the plan was submitted December 10, 2024, accepted September 8, 2025 and declared effective November 5, 2025, with LD221 LLC as sponsor. The record lists eleven units: ten residential and one other. The total offering price was $24,117,100 at filing and is $25,617,100 in the current record, an increase of $1.5 million. The record reports two units sold. Amendment-level detail was not available from the Attorney General database for this review.
No asking prices were found in listing records as of October 2026. Ask the sponsor's sales office for the current Schedule A, which sets the price, common charges and estimated taxes for each unit.
Records to reconcile
Year built. PLUTO gives 2018 for the lot. The Department of Buildings new-building job was filed in 2023 and received its certificate of occupancy in 2025. The 2018 figure does not match the filing history; treat 2025 as the completion year until the city corrects its record.
Unit count. Earlier reporting and filings described 13 units and then 10. The offering plan and the declaration settle it at ten homes and one storage unit.

What to know if you’re buying
The plan is effective. Contracts are binding under the plan's terms. Read every amendment, including the one that raised the offering price.
Environmental designation. Ask for the city's notice of satisfaction for the E designation, which confirms the required testing or remediation was completed before occupancy.
Closing costs. In a sponsor sale the buyer customarily pays the New York State transfer tax (0.4%, or 0.65% at $3 million or more) and the New York City transfer tax (1.425% above $500,000), plus the mansion tax of 1% at $1 million, 1.25% from $2 million, 1.5% from $3 million. At this building's average price, that is about $46,700 in transfer taxes and $32,000 in mansion tax. Use the calculators below to run your price.
Carrying costs and abatement. No tax abatement has been confirmed in this review. Confirm the first-year tax projection in the plan.
Sponsor control. The sponsor controls the board until enough units close. The by-laws set the threshold.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
