Its thirteen residences sit within a mixed-use property that retains a separately owned commercial component. The original construction sequence is important: the current residential form grew out of an alteration project filed in 2002, with the completed building dated 2007 in city records.

Michael Even's DOB alteration filing described the addition of ten residential units and a proposed completed count of thirteen dwellings. The resulting condominium has a relatively tall structure for such a small association. Its fifteen-year development tax benefit has ended.

Architecture and unit composition

The apartment inventory changes with floor height. Larger recurring homes measure approximately 1,230 square feet, while several upper residences have recorded areas near 790 square feet. A smaller apartment is also part of the upper-level inventory. The building therefore has more variation than a uniform stack of identical floor-throughs.

Elevator access connects the nine floors. The commercial premises have their own tax lot, separate from the thirteen residential lots. The overall building spans the combined 232–234 Lee Avenue address, and its floor area exceeds the standard residential FAR shown for the current R6 district.

That zoning comparison describes the relationship between the existing building and present-day district rules. It does not, by itself, identify the approvals or development rights used to create the completed structure.

Building operations

Thirteen residential owners share the costs of a nine-story elevator building. The commercial component introduces a second use within the property, with its own Class 4 assessment. Residential taxes fall in Class 2.

The 421-a benefit began in 2007 and last appeared on the 2022 roll. Buyers comparing the current carrying cost with an older sale should use the post-abatement tax structure. The former program's “no cap” designation refers to that exemption program and is separate from the absence of an assessment-growth cap for Class 2.

DOB includes this property on its 2026 Local Law 97 covered-building list. That coverage makes the building's energy performance and applicable emissions obligations part of the association's operations, even with only thirteen residences.
