Own an apartment here? See what it would sell for.

A Private Pricing Opinion — what your apartment at Ora would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.

Ora is a small Williamsburg condominium designed by Angelo Ng + Anthony Ng Architects Studio, with a gray-brick façade and a mix that extends from garden duplexes to a terraced penthouse. Fourteen residences occupy five stories on Withers Street. Its defining feature is the variety of space within that compact building: an apartment spread across two levels offers a different use of its area from a conventional upper-floor home.

Architecture and unit composition

The street elevation is organized as a grid of recessed windows and glass doors opening to balconies, framed by gray brick.

The recorded apartment areas include a group of homes around 605–631 square feet, larger apartments around 900 square feet, and homes exceeding 1,200 square feet.

The first-floor B residence illustrates the duplex arrangement. Listing records describe the living and dining area, kitchen, bedroom and full bathroom on the upper level. The lower level contains open recreation space, a powder room, a walk-in closet and a separate entrance, with access to private outdoor space. Its lower-level area should not be presented as an additional bedroom.

At the top, the fifth-floor A residence is marketed as a three-bedroom penthouse with a balcony and a two-level terrace.

Interior specifications in the duplex listings include oversized black-framed windows, engineered wood flooring, quartz kitchen counters and appliances from Café, Liebherr and Bosch.

Building operations

The advertised service arrangement centers on a live-in superintendent, elevator access and a shared backyard. Parking is offered separately for purchase. The filing lists fewer parking interests than residences, so a space is not an automatic component of every apartment purchase.

The Attorney General accepted the condominium offering in November 2024 and recorded effectiveness in May 2025. The first amendment describes effectiveness based on three apartments in contract. That was a presale milestone; the recorded closing sequence began the following year. The building is in its initial ownership cycle, with sponsor sales establishing its transaction history.

Market read. Most recent trades (2026) cleared a median $1,483/sf across 8 sales. Median listing discount 4.2% from the last ask — a recurring negotiation gap worth pricing into any offer or listing strategy.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-02866-7506) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What would buying here cost?

  • Mortgage recording tax: $17,325
  • Title insurance: $5,400
  • Attorneys, lender, building fees, reserves and filings: $18,370

Assumes a resale (the seller pays transfer taxes), a $4,500 attorney fee and a mortgage on the rest.

What to know if you’re buying

Identify accessory interests in the contract. The offering separately enumerates residential, parking and storage units. Specify which interests are included with the apartment and how each is conveyed; an advertised storage option or garage does not identify what the seller is transferring.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
