A Private Pricing Opinion — what your apartment at 232 South 2nd Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
232 South 2nd Street is a four-residence condominium on a 20-foot lot on Williamsburg's Southside. The sponsor sold all four homes between May and August 2024, and the recorded deeds give a complete price record for a small new-construction building: $7.05 million in deed amounts against a $7.45 million offering.
The building is sold out. Any purchase now is a resale from an individual owner.
Architecture and residences
The new-building application describes a four-story residential building with a penthouse and cellar and four dwelling units, filed through StudioSC Architecture, per Department of Buildings records. PLUTO records about 4,830 gross square feet on a 2,000-square-foot lot.
The four homes stack as a garden duplex, two full-floor residences and a penthouse. Sponsor marketing records give these sizes:
| Residence | Layout | Approx. sf |
|---|---|---|
| Garden | duplex, 2.5 bedrooms, 1.5 baths (marketed as about 1,600 sf) | 1,553 |
| 2 | 2 bedrooms, 2 baths | 1,009 |
| 3 | 2 bedrooms, 2 baths | 1,019 |
| Penthouse | 3 bedrooms, 2 baths | 1,246 |
The sponsor described central heating and air conditioning, white oak floors, in-unit washer-dryer hookups and a deeded private storage space with each residence.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD220256), the plan was submitted December 2, 2022 and accepted September 7, 2023, with 232 S Second St LLC as sponsor and four residential units. The record shows an initial offering price of $7,400,000 and a current total of $7,450,000. Its effective date reads "02/27/2204," evidently a data-entry error, probably for February 27, 2024. It still counts one unit sold. The amendments were not reviewed for this page; the Attorney General's plan-detail page returned no data when checked in October 2026.
Recorded sales
ACRIS shows four sponsor deeds:
- Residence 3: $1,614,600, deed dated May 15, 2024
- Residence 2: $1,508,642, deed dated June 17, 2024
- Garden: $1,929,584, deed dated August 26, 2024
- Penthouse: $2,000,861, deed dated August 28, 2024
Each amount sits a fixed percentage above a round number, the pattern of transfer taxes grossed up into the deed: $1,600,000 and $1,495,000 at 0.9125%, and $1,895,000 and $1,965,000 at 1.825%. On that reading the four contract prices total $6,955,000, about 93% of the offering. That is our arithmetic; the contracts are not public. Against the marketed sizes, the backed-out prices run about $1,220 a square foot for the Garden, $1,480 for Residence 2, $1,570 for Residence 3 and $1,580 for the Penthouse, also our arithmetic. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
