16 Cook Street is a seven-story, 26-residence condominium on the Broadway corridor in Williamsburg, on a lot of about 12,700 square feet zoned C4-3. The sponsor submitted its offering plan to the New York State Attorney General in April 2026. The plan has not been accepted, so no contracts can be signed and no price list is public.

The site changed use. The Department of Buildings shows a full demolition of the three-story 1931 buildings at 691 Broadway in 2023, and a new-building filing for 16 Cook Street in April 2025. PLUTO still carries the old three-story building, so city property data lags the site.

For a buyer, the building is a small new-construction condominium with 26 homes and four commercial units, at an address with no sales history yet.

Architecture and residences

The Department of Buildings new-building filing (job B01209048) lists seven stories, 75 feet, 26 dwelling units and about 58,900 square feet of construction floor area, with Charles Mallea Architect PLLC as the architect. The filing's status is permit entire. The owner on the filing is a property management entity, and the plan's sponsor is Broadway Cook LLC.

Unit mix, unit sizes, finishes and outdoor space are not yet published. They will be in the plan's schedules once it is accepted. No renderings, press coverage or sales marketing had been published as of October 2026.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD260145), the plan was submitted April 16, 2026 for 26 residential units and 4 commercial units at a total offering price of $45,385,525. What to know if you’re buying

What pre-launch means. A sponsor cannot sign binding purchase contracts until the Attorney General accepts the plan for filing, and cannot close until the plan is declared effective. Pricing circulated before acceptance is indicative and subject to the plan's final schedule.

Deposit and contract. Sponsor contracts typically require a deposit of 10 percent or more at signing, held in escrow, with the balance at closing. The plan sets this building's terms, and they can change in review.

Transfer taxes and the mansion tax. In sponsor sales the buyer customarily pays the New York State and New York City transfer taxes. The state mansion tax of 1 percent applies at $1 million and above, with higher rates at higher prices.

Closing on a temporary certificate of occupancy. Sponsors in New York commonly close on a temporary certificate of occupancy, renewed in short terms until the building receives a permanent one. Ask what the sponsor has escrowed to complete open items.

Common charges, taxes and the board. The plan's budget will project first-year common charges and real estate taxes, and the sponsor controls the board until owners take control on the plan's schedule. The plan's tax disclosure states whether an abatement applies.
